Roof Leak Investigation in Trolliloes
Roof leak investigations in Trolliloes from an independent, experienced roof surveyor. More than 20 years and over 5,000 surveys across London and South East England.
- Damp on a chimney breast
- Water that shows only in certain storms
- Wet patches on loft insulation
How it works
We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes about one to two hours for a house, though large, tall or awkward roofs take more time. Rural addresses near Trolliloes can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
Before we arrive
- Tell us where we can park nearby
- Buyers: confirm access with the estate agent or seller
- Keep pets out of the way during the survey

Photos help, if you have them. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or drop us an email.

About our roof leak investigation in Trolliloes
Our roof leak investigations cover Trolliloes and the wider South East. We visit on any day of the week. The investigation covers inside and out, from the stain to the likely entry points. You get a written report with photos and recommendations. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, and then call 07833 053749 or use the contact form to arrange a visit. If you’ve noticed damp patches next to the stack and leaks at a dormer or roof window, we can find out what’s behind it, on slate and tile slopes, valleys and parapet gutters and lead flashings alike.
In a village or hamlet like Trolliloes, older cottages and farmhouses frequently have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
What you get is a clear record of the leaking roof on the day we saw it. It is useful right away, and a good reference for later, like when you want to compare after future work.

Trolliloes questions
Does a conservation area affect roof work in Trolliloes?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you carry out roof surveys in Trolliloes?
Yes. We work right across London and the South East, and Trolliloes is part of that. Just ring 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Why doesn’t the damp patch line up with the hole?
Water follows the easiest path, not the shortest. On a pitched roof it frequently runs down a rafter before it finds a way through the ceiling. Tracing that path is the heart of a leak investigation.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
How soon will I get the report?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know as you book.
Do you use thermal imaging to find leaks?
It can, when the conditions are right. It works best after a sunny day, with a dry roof surface and little wind. Wet insulation holds heat longer than dry, which can show up on the image. Its findings are confirmed with a moisture check.
Useful tips for Trolliloes property owners
A few practical points come up again and again on our surveys. They apply to most roofs:
- Put a bucket under the drip and move valuables
- Do not touch fittings that water is reaching
- Record whether it leaks in every downpour or only some
- Take dated photos of the leak
If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.
Keep gutters, valleys and outlets clear, especially in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.
Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Roof by roof
Chimney stacks
A stack has several possible ways in for rain. Each is checked from every safe viewpoint.
Lead flashings
Wherever a roof meets a wall or stack, a flashing keeps rain out. We check for lead that has lifted, split or slipped, and for flashings that have been patched with bitumen.
What this survey can’t tell you
To be straight with you, there are limits to any roof survey:
- An intermittent leak that shows no trace on the day
- Carrying out the fix
- Faults hidden behind ceilings or boarding
If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey before you book. What a survey covers and doesn’t.

What affects the cost of roof leak investigations
Our packages start from £150, with VAT included. What you pay for your roof depends on:
- Features like valleys, chimneys, dormers and parapets
- The size of the roof
- Extra roofs, like extensions, dormers or garages
- Commercial roofs and larger buildings
To find out what your survey will cost, ring 07833 053749 or use the contact form with the address and a few details. We will confirm the figure before booking.
What to let us know when you get in touch
Some details help us suggest the right survey and price. When you get in touch, it helps to mention:
- Where water is showing inside, if it is
- The type of building and roof, such as pitched or flat
- Your postcode, so we can check access and travel
- Whether there is a loft hatch, a shared roof or tricky access
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.
What a roof leak investigation looks like in Trolliloes
Horselunges Manor, about 3.7 miles south-west, is one of the historic houses in the wider area around Trolliloes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Different coverings let water in at different points, which shapes where the search starts.
Whatever the street in Trolliloes, a roof costs least to look after when faults are caught early.
