Roof leak investigation in The Pound

Some ‘leaks’ are not leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Telling the two apart matters, because they need very different work. We look at the pattern of damp, the weather and the ventilation before reaching a view. If you are worried about ceiling stains that grow after rain and wet patches on loft insulation, we can find out what’s behind it, on chimney stacks, flat roof details and slate and tile slopes alike.

In a village or hamlet like The Pound, older cottages and farmhouses frequently have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. We look at everything that’s safely in view and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

What happens if roof problems are left?

Guesswork repairs are a common reason leaks keep coming back. Because water travels, the real entry point may be somewhere else. We find the probable source before anyone starts work, so the repair is aimed at the right place. Around The Pound, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Surveys for landlords and agents in The Pound

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Can I check my roof myself?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

What affects the price in The Pound

We confirm the price for your survey before booking. These are the things that affect it:

  • Which survey package you book
  • Height and safe access
  • Whether thermal imaging or a drone is needed
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What we look for on each type of roof

Flat roof upstands and outlets

Outlets drain a flat roof. A blocked outlet leaves water standing, which tests every joint. We check outlets and the covering around them.

Parapet and box gutters

Hidden gutters run behind parapets or between roofs. A blocked outlet sends water over the lining and into the building.

How the survey works

Every roof is different, but as a rough guide the survey takes about one to two hours for most homes, though a hard-to-trace leak can take longer. You are welcome to ask questions while we’re there. Older rural homes like those around The Pound can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Before we arrive

  • Find any records of previous roof work
  • Make sure we can get to the back of the property
  • If the roof is shared, arrange access with whoever manages the building

How to book

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or use the contact form to find out.

Advice

The Pound roofs and the weather

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Different coverings let water in at different points, which shapes where the search starts. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

For an older house near a landmark such as Parish Church of St Peter, old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you let a flat or house near Battle station, a clear finding on where water gets in helps you brief a roofer right away. Homes near green spaces like Ashburnham Park can get more leaves in their gutters in autumn.

Your questions about roof leak investigations in The Pound

Is The Pound in the area you cover?

Yes, The Pound is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Does a conservation area affect roof work in The Pound?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

How long does the visit take?

It normally takes an hour or two, more where the leak is intermittent or the roof is large. Report times depend on the package.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Just say which days work for you.

Can a leak be traced on a dry day?

In many cases, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Some leaks only show in particular weather, so your photos and notes from wet days are very useful.
