Landlord roof survey in Burwash Common
A roof over tenants or leaseholders often gets attention only when water comes in. A condition survey lets you find problems before they become leaks so work can be planned, not rushed. You get a written report with photographs to keep on file for the building. Many clients repeat the survey on a rolling basis to see how the roof is changing. We’re frequently asked to look into ponding or splits on flat roofs and slipped or missing slates and tiles, across converted houses, rented houses and flat roofs on blocks.
Somewhere as small as Burwash Common, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

FAQs for Burwash Common
Do you cover smaller places like Burwash Common?
We do. A small place gets exactly the same survey as a big one.
Do you survey roofs for landlords with property near Stonegate station?
Yes, landlords and letting agents book with us as well as owners. Just ring 07833 053749 or send us an email and tell us about the building.
Can you inspect my roof with a drone?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime. Just say which days work for you.
How much is a survey?
Landlord roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
The survey, step by step
Every roof is different; as a rough guide, the survey takes roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. You’re welcome to ask questions while we’re there. In a hamlet or village like Burwash Common, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We start by agreeing the scope, roof by roof.
- You or your agent arrange access to the roof space and any flats we need to enter.
- We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
- Defects are photographed and their urgency noted.
- The report sets out condition and recommendations to help you plan.
Before the survey
- Agree roof access with the managing agent if it is shared
- Jot down any questions you want answered
- If it is not your property yet, arrange access through the agent

Burwash Common homes and their roofs
In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 1.8 miles east lies Bateman's, a reminder of how long the area around Burwash Common has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
For landlords with property near Stonegate station, a roof report helps you deal with small faults before they turn into a call from a tenant. The streets around a church such as St Philip's Church are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Shared chimney stacks
Chimneys frequently let water in at the flashings. We note what we can see.
Gutters and downpipes
Overflowing gutters soak walls and can lead to damp in flats. We record what we see.
Leave it or get it looked at?
A planned maintenance budget needs real information. Our report separates urgent items from those that can wait, so spending can be spread sensibly. Outbuildings and barns around Burwash Common are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What you can safely check yourself
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
When you need someone else
Without opening up the roof, some things stay hidden, so a survey has limits:
- A full building survey of every part of the property
- Asbestos testing of roof sheets or soffits
- Parts of the roof we cannot safely see or access
If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey before you book. What our survey covers.
What this survey covers
- Rented houses
- Gutters and downpipes
- Flat roofs on blocks
- Shared roofs
- Converted houses
- Blocks of flats
What affects the cost of landlord roof surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- The height of the building and how the roof can be seen safely
- Extra roofs, like extensions, dormers or garages
- How complicated the roof is, with its valleys, chimneys and parapets
- Roof area
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
Getting in touch
When you call or email, these details help:
- Any stains, drips or damp patches you’ve seen indoors
- The reason for the survey, such as buying, a leak or storm damage
- The style of property, from a terrace to a block

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To get started, call 07833 053749 or email us.
