What affects the cost of landlord roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • The use of thermal imaging or a drone
  • Building height and the viewpoints available
  • The package you choose: Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Getting in touch

There is no need for technical words. It is enough to tell us:

  • The reason for the survey, like buying, a leak or storm damage
  • Where any leaks, stains or damp patches show inside
  • Any deadline, such as an exchange date
  • Photos of the roof, taken safely from ground level or a window

Photos help, if you have them. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or use the contact form.

About our landlord roof survey in Burwash

Access needs arranging before a survey of a let or shared building. The roof space and certain flats may need to be opened up for us and residents will need to be told beforehand. Your agent or you arrange access and we will say what we need when you book. Any part we couldn’t reach is noted in the report. We are frequently asked to look into ceiling stains reported by tenants and splits and blisters in flat roof coverings, on converted houses, flat roofs on blocks and shared roofs.

In a small place like Burwash, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Where we can’t see part of the let or shared roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

FAQs for Burwash

Is my home in Burwash listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

I let a flat near Stonegate station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

Do you need to get into the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

Do you use drones?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Is Burwash in your area?

Yes. We cover Burwash and the rest of East Sussex. For a price, call 07833 053749 or email us.

Can you survey a shared roof on a terrace or converted house?

Yes. We survey what we can access and see safely. Areas we couldn’t see are noted as well as what could.

What we cannot see

A survey is a proper look at the let or shared roof, but it cannot do everything. Its limits include:

  • A full building survey of every part of the property
  • Legal advice on leases or service charges
  • Parts of the roof we cannot safely see or access

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.

  • Shared roofs
  • Converted houses
  • Rented houses
  • Blocks of flats
  • Gutters and downpipes

When to book a survey in Burwash

Reports of leaks or damp from tenants often lead to a survey. The survey helps show whether the roof, gutters or flashings are involved, as far as can be seen.

We are often asked to look at:

  • Cracked or leaning shared chimneys
  • Parapets and upstands in poor repair
  • Gutters overflowing onto walls
  • Splits and blisters in flat roof coverings

If you own one of the older houses in the streets near The Parish Church of St Bartholomew, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Choosing a roof surveyor

  • Whether the roof space is looked at, where there is one
  • What insurance they carry
  • What the report includes, and whether it has photographs
  • How much experience they have with roofs like yours

Practical tips

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Some tips:

  • Ask residents to report damp right away
  • Check your lease or ask a solicitor about who pays
  • Tell tenants when we’re coming
  • Act on high-priority defects quickly

The report can feed straight into a maintenance plan. You can start with the urgent items and the rest budgeted for later.

Ask tenants and residents to report damp, stains or drips promptly. The sooner you know, the smaller the problem typically is.

Landlords, agents and block managers in Burwash

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we’ll plan the visit with that in mind.

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays and at weekends, which can make access easier.

What we do, step by step

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. Rural addresses near Burwash can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with what you know about the building and its history.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photos.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Leave side gates unlocked
  • Mention any parking restrictions on your street

Burwash homes and their roofs

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Bateman's, about 0.8 miles south-west, show how far back building in the area around Burwash goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Stonegate station, the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings such as Burwash CofE School, a written record of a large roof helps plan work for the holidays rather than in term time.
