Roof surveys across TN19: what to expect
There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. We survey natural slate, the roof space and chimney stacks, and the problems we’re asked to look at most are ridge tiles that have lifted or moved and gutters that overflow in heavy rain.
We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about one to two hours on an ordinary house, or half a day or so for a commercial building.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
How our prices work

Homes and roofs across TN19
Across TN19, we survey roofs for owners, landlords and agents, from Burwash, Hurst Green and Burwash Common to the quieter places in between. Each report sets out what was seen, with photographs and recommendations.
Across London and South East England, older homes often have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. That variety shapes every survey in TN19.
Burwash: If you let a flat or house near Stonegate station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For site and facilities teams at buildings such as Burwash CofE School, large buildings have long gutter runs and big roofs that need checking like any other.
How we price roof surveys
To price your survey, we look at:
- The number of roofs, including extensions and garages
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether you choose the Basic, Standard or Premium Survey
- The use of thermal imaging or a drone
All our prices include VAT. Roof survey starts from £150, including VAT. We confirm the exact price before booking.
Getting in touch
If you can, have these to hand when you contact us:
- The address and postcode of the property
- What made you get in touch
- Dates you’re working to, like exchange
- Photos of the roof, taken safely from ground level or a window
Every survey is priced before it’s booked, so you know the cost up front. Roof survey starts from £150, including VAT. To book, ring 07833 053749 or use the contact form.
What a survey doesn’t cover
It helps to know what a survey won’t do before you book:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- How the roof will behave in every kind of weather
- A full building survey of the property
Why act early?
Many roofs go years without anyone looking at them closely. A survey sets a baseline, which makes later changes easy to spot.
Questions to ask before booking
- Their insurance cover
- What follow-up you get after the report
- Whether the roof space is looked at, where there is one
- Their drone registration, if they fly one
Landlord and commercial surveys in TN19
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
Landlords, agents and building managers in TN19 and across East Sussex can book any of our surveys. To discuss a property or a block, call 07833 053749 or use the contact form.
Can I check my roof myself?
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Questions from TN19
When will the report arrive?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.
Is TN19 in your area?
Yes. We survey roofs in TN19 and the rest of East Sussex, as part of our work across London and South East England. To book, phone 07833 053749 or send us an email.
Will you check the loft?
If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
What does a roof survey include?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the roof space where there is safe access. You get a written report with photos and recommendations.
How experienced are you?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Do you test for asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
