Roof survey in Holton Hill

The report is written for you, in plain language. Each defect is described with photos and a recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. Common reasons to book are torn or sagging underlay and flashings that have come away from the wall, on clay and concrete tiles, ridges, hips and valleys and chimney stacks.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

Where we can’t see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Roof surveys in Holton Hill: local notes

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. About 0.9 miles south-east lies Bateman's, a reminder of how long the area around Holton Hill has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you let a flat or house near Stonegate station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church such as The Parish Church of St Bartholomew are frequently among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like Burwash CofE School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Check the roof from the ground after storms
  • Have details of recent roof work to hand
  • Mention any flat roofs as well as the main roof
  • Move stored items away from the loft hatch

If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, so their quotes cover the same ground.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

What happens on the day

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit normally takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Rural addresses near Holton Hill can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before we arrive

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Check pets are kept safely away
  • Have keys ready for side gates, garages or roof access doors

Advice

What we look for on each type of roof

Chimney stacks

We look at the stack itself, and it isn’t a flue or gas safety check. If a specialist is needed, we will say so.

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Loose or missing tiles there let rain into the wall.

Holton Hill questions

Is my home in Holton Hill listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Holton Hill within the area you cover?

Yes, Holton Hill is on our map. A small place gets exactly the same survey as a big one.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

Do you give a life expectancy for the roof?

We do not give a number of years. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

How long does the visit take?

Allow about one to two hours at most homes, or half a day or so for a commercial building. We’ll confirm what to expect when we arrange the visit.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It is not a structural engineer’s report and does not include calculations.

What we can’t see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • A promise that the roof won’t leak in future
  • Whether the roof structure meets design loads
  • A full building survey of the property

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

Roof types and parts we check

  • Flat roofs
  • Lead flashings
  • Natural slate
  • The roof space
  • Clay and concrete tiles
  • Chimney stacks
  • Ridges, hips and valleys

How we price roof surveys

To price your survey, we check:

  • The height of the building and how the roof can be seen safely
  • Roof area
  • Extra roofs, like extensions, dormers or garages
  • Commercial roofs and larger buildings

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • Photos of the roof, taken safely from the ground or a window
  • Anything about access we should know
  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property

When you’re ready to go ahead, call 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
