- Gaps in loft insulation
When to book a survey in Holton Hill
Once a leak has been fixed, people often ask whether the roof is still wet. Thermal images and moisture readings can suggest whether moisture is still trapped when the conditions on the day are suitable.
Look out for signs like these:
- Stains that keep coming back
- Wet areas near outlets and upstands
- Areas of a flat roof that may hold water
- Leaks far from where the stain appears
If you look after a building like Burwash CofE School, big roofs are where close-up aerial shots and thermal images show the most at once.
Questions to ask before booking

- How they plan to inspect the roof safely

Thermal roof surveys for homes and businesses in Holton Hill
Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we combine the camera with an inspection from the loft where there’s safe access. We survey flat roofs, loft conversions and insulated roof spaces, and common reasons people get in touch are wet insulation beneath the membrane and cold areas below the roof.
In a village or hamlet like Holton Hill, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from the ground. Weather and airspace are looked at before the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
Nothing in the report is left vague: if work is needed, the report says so clearly.

Can I check my roof myself?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
How the survey works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Holton Hill frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Before we arrive
- Let us know about any leaks, stains or damp patches you know of
- Leave a clear route to the loft
- Make a note of anything you’d like us to look at

Advice
What affects the price in Holton Hill
Not every roof costs the same to survey, and it comes down to:
- If the survey needs thermal imaging or a drone
- The roof’s overall size
- How many separate roofs there are, like extensions, dormers and garages
- Building height and the viewpoints available
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
Helping us price your survey
A few details help us suggest the right survey and price. When you contact us, tell us:
- Where water is showing inside, if it is
- What made you get in touch
- Any deadline, such as an exchange date
- Where the property is, with the postcode
Most bookings start with a short call: phone 07833 053749 or use the contact form and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.
Drones, thermal imaging and Holton Hill roofs
With Bateman's about 0.9 miles south-east, Holton Hill sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Steep or complicated roofs are often hard to see from ground level, which is where aerial photos and thermal images help.
Take an older house close to The Parish Church of St Bartholomew: thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Your questions about thermal roof surveys in Holton Hill
Is my home in Holton Hill listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover Holton Hill?
Yes, Holton Hill is one of the places we work. The survey and report are the same in Holton Hill as anywhere else, and visits run on weekdays and weekends.
Do you climb onto every roof?
Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely.
How fast do I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.
What happens after the survey?
You’ll get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.
Useful tips for Holton Hill property owners
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Note where damp appears and after what weather
- Take photos of stains as they appear, so we can compare
- Do not switch the heating off ahead of the visit
- Talk to us about the weather when booking
Where a pattern can’t be confirmed, the report says what could help, like electronic leak detection or opening up a small area.
Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps frequently appear after work in the loft.
