About our roof survey in Hurst Green

We inspect whatever is safely visible: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where applicable, which helps with tall or steep roofs. You do not need to do anything except give us access. Each defect we find is photographed and explained. Common reasons to book are water stains on rafters and ceiling joists and cracked or blistered flat roof coverings, across the roof space, flat roofs and lead flashings.

Some older homes in villages like Hurst Green are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Before and after the survey

You don’t need to be a roofer to help. Here’s what helps most:

  • Watch for slipped slates after bad weather
  • Don’t climb onto the roof yourself
  • Include dormers, porches and garages as you book
  • Move stored items away from the loft hatch

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.

Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.

How the survey changes by roof type

Natural slate

From the loft, we check the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Loose or missing tiles there let rain into the wall.

How we price roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The type of building, from a house to a block or an office
  • Building height and the viewpoints available
  • The package you choose: Basic, Standard or Premium
  • The number of roofs, including extensions and garages

Every price we give includes VAT. Roof survey starts from £150, including VAT. We confirm the exact price before booking.

Booking your survey

When you call or email, these details help:

  • What’s prompted the survey
  • Where water is showing inside, if it is
  • Anything about access we should know
  • The type of building and roof, such as pitched or flat

To arrange a survey, call 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. We will confirm the price before you book.

For landlords and managing agents

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Letting agents and landlords in Hurst Green book surveys as well as householders. A report with photos gives you a clear record of the roof, which helps you plan work between tenancies.

Roof surveys around Hurst Green

Bateman's, about 4.4 miles south-west, is one of the historic houses in the wider area around Hurst Green. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Take a building like Hurst Green Church of England Primary School and Nursery: large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Etchingham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church such as Holy Trinity are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Will you come out to Hurst Green?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.

I let a flat near Etchingham station. Can you check the roof?

Yes, rented property is part of what we cover. You can phone 07833 053749 or send us an email with the address and some details, including who will give access on the day.

How much does a roof survey cost in Hurst Green?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How soon is the report ready?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Hurst Green often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
