Chimney surveys for homes and businesses in Punnett's Town

Our survey covers the structure of the stack and its weathering details. It isn’t a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we will say so. We survey chimney breasts, shared and party-wall stacks and lead flashings, and the problems we are asked to look at most are mortar washing out of the joints and disused chimneys trapping moisture.

In a village or hamlet like Punnett's Town, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

What we look for on each type of roof

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Once it cracks, water can get straight into the brickwork.

Chimney breasts and the loft

Where a breast has been taken out, we look at what supports the stack. A structural engineer should confirm whether it is adequate.

What a chimney survey does not cover

To be straight with you, a roof survey has limits:

  • Hidden damage within the stack
  • Structural calculations for a leaning stack
  • Areas we can’t view from safe positions

If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey before you book. The full list of what we check.

What affects the cost of chimney surveys

The price reflects the time and kit the roof needs. The main factors are:

  • The shape of the roof and its details
  • Whether you choose the Basic, Standard or Premium Survey
  • Extra roofs, like extensions, dormers or garages
  • Roof area

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Helping us price your survey

If you can, have these to hand when you contact us:

  • Any deadline, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them
  • The address and postcode of the property
  • What’s prompted the survey

A quick phone call is normally the easiest start: ring 07833 053749 or send us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours at a house, as part of a look at the roof around the stack. Somewhere like Punnett's Town needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. We send a written report with photos, the defects found and what we recommend.

Before the survey

  • Tell us about parking before the day
  • Jot down any questions you want answered
  • Leave side gates unlocked

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.

Roofs, chimneys and gutters in Punnett's Town

With Bateman's about 3.6 miles north-east, Punnett's Town sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Landlords with a home close to Stonegate station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building like Punnetts Town Community Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions from Punnett's Town

Is Punnett's Town within the area you cover?

Yes, Punnett's Town is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in Punnett's Town?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, call 07833 053749 or send us an email.

How can you see the top of the stack?

We use safe viewpoints rather than climbing onto the stack. Where it applies, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.

Do you climb onto every roof?

Only if it’s safe. We inspect what can safely be seen: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.

How do I book a survey in Punnett's Town?

The quickest way is to ring 07833 053749 or drop us an email. Tell us the address and a little about the roof. We survey on any day of the week.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Leave it or get it looked at?

A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Finding the cause means the right work can be planned. In a small place like Punnett's Town, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and which survey you book.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
