Chimney survey in Rushlake Green
For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. We survey brick chimney stacks, shared and party-wall stacks and lead flashings, and common reasons people get in touch are spalled or crumbling bricks and gaps in the mortar around the pots.
In a small place like Rushlake Green, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What a chimney survey looks like in Rushlake Green
About 4.2 miles north-east lies Bateman's, a reminder of how long the area around Rushlake Green has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
Take an older house close to The Parish Church of St Mary: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Different roofs, different checks
Rendered stacks
A rendered stack can mask problems in the bricks below. The survey checks for cracking, bulging and staining in the render.
Chimney pots and cowls
For unused flues, we check whether caps or cowls allow ventilation. Capping without ventilation can trap moisture.

Signs you need a chimney survey in Rushlake Green
TV aerials, satellite dishes and their brackets are frequently fixed to chimneys. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.
Signs worth acting on include:
- Lifted or split lead flashings
- Pots or cowls that look unsafe
- Cracked or missing flaunching
- Redundant stacks capped without ventilation
Take a building like Heathfield Community College: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Questions to ask before you book
- Whether the loft is part of the inspection
- Will the report include photos?
- Their track record with similar roofs

Questions from Rushlake Green
Is my home in Rushlake Green listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is Rushlake Green within the area you cover?
Yes, Rushlake Green is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
What causes damp on a chimney breast?
It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.
Do you inspect the flue?
No. A flue inspection, sweep or gas safety check is a separate job. We look at the stack, pots, flaunching, pointing and flashings, and damp inside, and we’ll say if anything suggests the flue needs checking.
Can you survey in bad weather?
It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.
Do you inspect shared chimneys?
Yes. We inspect what can safely be seen and what you give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.
What a survey costs
Prices vary from roof to roof, for these reasons:
- Whether thermal imaging or a drone is needed
- How tall the building is and how easy the roof is to see
- The package you choose: Basic, Standard or Premium
- The number of roofs, including extensions and garages
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
Helping us price your survey
A little information up front helps. Please include:
- Whether there is a loft hatch, a shared roof or tricky access
- Why you want a survey: buying, a leak, a storm or new work
- Pictures from the garden or a window, if you have them
- The property’s address and postcode
Booking is simple: just phone 07833 053749 or drop us an email, tell us about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
What this survey cannot tell you
Before booking, it is worth knowing what a survey won’t do:
- Gas safety checks, which need a Gas Safe registered engineer
- Whether the flue is safe to use
- What’s inside the brickwork or behind render, without opening up
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.
What we check
- Lead flashings
- Chimney breasts
- Flaunching
- Shared and party-wall stacks
- Brick chimney stacks
- Chimney pots and cowls
How the survey works
Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. Around Rushlake Green, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You tell us whether any stacks are shared, unused or leaning.
- The flashings and the roof around each chimney are inspected.
- We look at the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Before the survey
- Show us where any leaks or stains appear
- Dig out any old roof reports or invoices
- Jot down any questions you want answered

Advice
For landlords and managing agents
Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant beforehand.
Businesses and commercial landlords can book us too. Larger roofs take longer.
