Chimney survey in Bodle Street Green: what you get
Redundant chimneys are common, especially where fires have been replaced by central heating. Even when it isn’t used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. Typical surveys look at spalled or crumbling bricks and loose, cracked or missing pots, on chimney breasts, brick chimney stacks and flaunching.
In a village or hamlet like Bodle Street Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
After the visit, you get a written report with photos, emailed to you. It sets out the condition of the chimney stack, any defects and our written recommendations.

Roof by roof
Chimney pots and cowls
Each pot is bedded into the flaunching, often with a cowl or cap on top. The survey looks for cracked, loose or missing pots and cowls.
Brick stacks
Frost can damage bricks that have soaked up water, making the faces flake away. Any spalling is noted with photos.
Honest limits
In fairness, a roof survey has limits:
- Whether the flue is safe to use
- Whether a stack needs rebuilding on structural grounds
- What’s inside the brickwork or behind render, without opening up
If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey before booking. What our survey covers.

The survey, step by step
It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about 1–2 hours for most homes, a little longer where there are several stacks. Older rural homes like those around Bodle Street Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- You let us know whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- We check the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Before the survey
- Tell us about parking before the day
- Let us know about any leaks, stains or damp patches you know of
