Flat roof survey in Dallington: what you get
Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. If you’ve noticed dips that suggest the deck is deflecting and water getting in at rooflights, we can find out what’s behind it.
Older buildings in small places like Dallington may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

The survey, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. You’re welcome to ask questions while we are there. Somewhere like Dallington needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
Getting ready for the survey
- Make a note of anything you’d like us to look at
- Note where any stains or damp appear
- Buyers: confirm access with the estate agent or seller

Related advice
Do you need a flat roof survey in Dallington?
Every flat roof covering has a working life. Felt roofs often last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.
Here are some of the things we see often:
- Signs of deflection in the roof deck
- Upstands pulling away from walls
- Raised blisters across the surface
- Water getting in at rooflights
Take a building like Dallington Church of England Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
Before you book any roof surveyor
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- How they plan to inspect the roof safely
- What exactly goes into their report

Dallington questions
Is my home in Dallington listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you come out to Dallington?
Yes, Dallington is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.
Is ponding on a flat roof a problem?
Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.
Will you check the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
What’s the best way to book?
The quickest way is to call 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we will take it from there. Surveys run seven days a week.
How experienced are you?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

What a flat roof survey looks like in Dallington
In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. Bateman's, about 3.1 miles north, is one of the historic houses in the wider area around Dallington. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Take an older house close to The Parish Church of St Giles: the joins between later flat roofs and the old walls are where problems normally start.

Surveys for landlords and agents in Dallington

Before and after the survey
A survey works best with a little help from you, before and after. Some tips:
- Ask contractors to protect the roof if they work on it
- Keep outlets clear of leaves and moss
- Make sure new fixings through the roof are properly sealed
- Note the date and type of any roof work
If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.
Keep outlets, gutters and hoppers clear, especially after the leaves fall. A flat roof that drains well wears much more slowly.
What we can’t see
A survey is a close look at the flat roof, but it cannot do everything. The main limits are:
- What’s under the membrane without opening it up
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
- An exact number of years the roof has left
If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey before booking. What our survey covers.
