The Pound Landlord Roof Survey
An experienced roof surveyor for landlord roof surveys in The Pound. Over 5,000 surveys and 20+ years behind us.
- Cracked or lifting flashings
- Standing water on a flat roof
- Gutters overflowing onto walls
What we do, step by step
After the inspection, everything we found is written up as a written report with photos, sent to you by email. On timing, most surveys take between one and two hours for most houses, though large, tall or awkward roofs take more time. Older roofs in small places like The Pound can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You tell us about the building, its roofs and any known leaks.
- We confirm the access we will need.
- The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photographs.
Preparing for the visit
- Unlock side gates and any roof access doors
- Have any questions written down, so nothing gets missed
- Note where any stains or damp appear

Landlord roof surveys for homes and businesses in The Pound
Some landlords book a survey when they buy a property to let, or after a tenant reports a leak. Agents and freeholders frequently want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photos and recommendations. We survey on weekdays and at weekends, which can make access easier to arrange. Typical surveys look at damp or stains in top-floor flats and damaged party-wall upstands or parapets, on converted houses, blocks of flats and gutters and downpipes.
In a small place like The Pound, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
What you get is a clear record of the let or shared roof on the day we saw it. It is useful straight away, and a good reference for later, such as when you want to compare after future work.

Landlord roof surveys around The Pound
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Trees in and around Ashburnham Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If your house is among the older ones in the streets near Parish Church of St Peter, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Roof by roof
Pitched roofs on houses and blocks
Most let houses and many blocks have pitched roofs of slate or tiles. Coverings, ridges, hips, valleys and flashings are inspected where it is safe to see them.
Gutters and downpipes
Gutters are a common source of leaks on blocks. We check gutters, outlets and downpipes as far as can safely be seen.
The Pound: your questions answered
Will you come out to The Pound?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.
How do I find out if my home in The Pound is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Do you need access to all the flats?
We may do. If the loft space or a flat roof is reached through a flat, we need access to it, so residents need notice.
Is the report suitable for a maintenance plan?
Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed, which suits a rolling plan.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
When you need someone else
It is a careful look at the let or shared roof, not the whole story. The main limits are:
- Areas behind locked flats or blocked hatches
- Asbestos testing of roof sheets or soffits
- Walls, floors and services beyond the roof
If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and does not.
Roofs we survey in The Pound
- Shared roofs
- Rented houses
- Gutters and downpipes
- Blocks of flats
- Converted houses
- Flat roofs on blocks
Before and after the survey
Over many surveys, some simple habits stand out:
- Don’t wait for a leak to survey the roof
- File each roof report for future reference
- Keep the loft hatch clear and reachable
- Get legal advice on lease responsibilities
How soon the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Pick the package that suits the building and your timescale.
Get gutters and roof outlets cleared at least once a year, particularly on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.
Common roof problems in The Pound
A roof nobody lives directly under can be easy to overlook. Minor faults can go unseen until a tenant reports a leak and by then more has been damaged.
Signs worth acting on include:
- Slipped or missing slates and tiles
- Damp or stains in top-floor flats
- Splits and blisters in flat roof coverings
- Failed flashings at walls and chimneys
If you own a rental within reach of Battle station, a roof report helps you deal with small faults before they turn into a call from a tenant.
What to check before booking
- Is there a chance to talk the report through?
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether VAT is added on top
- Whether the roof space is looked at, where there is one

- Which survey package you book
- How big the roof is
- Whether it is a home or a commercial building
- Chimneys, valleys, parapets and other details
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.
Helping us price your survey
We’ll normally ask about:
- Any photos you have, taken from ground level or a window
- The kind of building and roof involved
- Anything about access we should know
- The address and postcode of the property
Booking is simple: just call 07833 053749 or send us an email, tell us about the property and we’ll explain which survey suits. The price is agreed up front.
