Roof surveys across TN31

Our roof survey service in TN31

There’s no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. The approach is the same in each case: a careful look, then a clear written report. Visits run on weekdays, Saturdays and Sundays, so it is easy to find a day that suits. We survey ridges, hips and valleys, lead flashings and chimney stacks, and the problems we are asked to look at most are torn or sagging underlay and blocked, sagging or leaking gutters.

Once we have finished looking, we write up our findings in a report with photos. As for time on site, most surveys take about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Homes and roofs across TN31

TN31 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in TN31.

We survey roofs across London and the South East, and TN31 is part of that. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates. Some of TN31 sits close to the sea, so the weather on the day matters more for drone flights and roof access. A windy forecast can mean a change of date.

Rye: If you look after a building such as Rye Community Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

How the survey changes by roof type

Chimney stacks

We check the stack itself, not a flue, gas or sweep inspection. If a specialist is needed, we’ll say so.

Lead flashings and valleys

Flashings and valleys are where many leaks start. That’s why we look at them closely.

What affects the price in TN31

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The shape of the roof and its details
  • House, block, shop or office
  • The package you choose: Basic, Standard or Premium
  • How many separate roofs there are, such as extensions, dormers and garages

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Booking your survey

These details help when you get in touch:

  • Any deadline, such as an exchange date
  • Access details, such as a loft hatch or a shared roof
  • Your postcode, so we can check access and travel
  • The kind of building and roof involved

When you’re ready to go ahead, ring 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day.

What a survey doesn’t cover

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Whether the roof structure meets design loads
  • Walls, floors and services below the roof
  • Asbestos testing of any kind

Signs you need a roof survey

Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building, particularly near trees.

Typical things we are asked to look at include:

  • Leaning or weathered chimney stacks
  • Flashings that have come away from the wall
  • Cracked mortar along the ridge
  • Gaps in the roof where coverings have gone

Useful tips for TN31 property owners

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • Have details of recent roof work to hand
  • Make sure we can open the loft hatch
  • Mention any damp patches when booking
  • Photograph stains when they appear

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. It is a chance to ask questions about anything in the report.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.

Your questions about roof surveys in TN31

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Do you go up on the roof?

Where it’s safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.

How much is a survey?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

How quickly will I get the report?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.
