How a roof survey works in Peasmarsh

Our report is written in plain English, not jargon. Each defect is described with photos and a recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. We survey the roof space, chimney stacks and clay and concrete tiles, and people most often book us about leaking gutter joints and downpipes and cracked mortar along the ridge.

Older buildings in small places like Peasmarsh may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours at most homes, and longer for a large or complex roof. Cottages and farmhouses around Peasmarsh often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You let us know about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a written report with photos and recommendations.

Local roofs in Peasmarsh

Peasmarsh is within about 5 miles of the coast, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

With Lamb House about 2.5 miles south-east, the area around Peasmarsh has a long history. Older homes in the area may have roofs that need matching materials when work is done. If you own a rental within reach of Rye station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Peasmarsh is about 9 miles north-east of Hastings, in East Sussex. We carry out roof surveys in Peasmarsh for houses, flats, blocks and commercial buildings. Across East Sussex, we cover Peasmarsh. Our Maidstone page covers surveys nearby.

Roof surveys in TN31 are booked the same way as anywhere else. Whether your property is on Main Street, Farleys Way and The Maltings or anywhere close by, we can survey it. If you are just outside Peasmarsh, we cover Flackley Ash (1 mile north-west), Beckley (2 miles north-west), Cock Marling (2 miles south), Udimore (3 miles south-west) and Broadland Row (3 miles south-west). Larger places within reach include Hastings (9 miles south-west), Bexhill-on-Sea (13 miles south-west), St Leonards (10 miles south-west), Hastings Old Town (9 miles south-west), Belmont (9 miles south-west) and Hollington (9 miles south-west).

Different roofs, different checks

Natural slate

From the loft, we check the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly, and they can crack.

Peasmarsh questions

Does a conservation area affect roof work in Peasmarsh?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does being near the coast affect roofs in Peasmarsh?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

Does someone need to be in?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Photograph stains when they appear
  • Include dormers, porches and garages as you book
  • Look for debris in the garden after high winds
  • File the report with your home documents

If you need work done, the report gives roofers a clear brief. The photos show what we found and where, which makes quotes easier to compare.

Don’t block the vents at the eaves. Condensation builds up when air cannot move, and it can wet timbers and insulation. Make sure insulation does not block the airflow at the eaves.

What a roof survey doesn’t cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • What’s under the slates, tiles or felt
  • Whether the roof structure meets design loads
  • An exact number of years the roof has left

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What our survey covers.

When to book a survey in Peasmarsh

A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.

Things that often lead to a survey include:

  • Cracked mortar along the ridge
  • Flashings that have come away from the wall
  • Blocked, sagging or leaking gutters
  • Valley linings that have cracked or split

The streets around a church such as The Parish Church of St Peter and St Paul are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
