Landlord roof surveys in Peasmarsh: local notes

Peasmarsh is within about 5 miles of the coast, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. About 2.5 miles south-east lies Lamb House, a reminder of how long the area around Peasmarsh has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Peasmarsh Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Rye station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

About our landlord roof survey in Peasmarsh

With a shared roof, it’s not always clear what’s wrong or where. We inspect the roof as far as it can safely be seen, including from the loft space and the flats where access is arranged. The report records the condition of each part giving all parties the same information. Where neighbours share the roof, we can only inspect what we are given access to. We survey rented houses, converted houses and blocks of flats, and people most often book us about worn ridges, hips and verges and chimney stacks in poor repair.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What this survey cannot tell you

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Who pays under the lease (that’s a legal question)
  • Confirming asbestos in older roof materials
  • Areas behind locked flats or blocked hatches

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

Roof types and parts we check

  • Flat roofs on blocks
  • Blocks of flats
  • Converted houses
  • Rented houses
  • Gutters and downpipes
  • Shared roofs

What happens on the day

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect about one to two hours for a single let house, with blocks of flats taking longer. Around Peasmarsh, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Getting ready for the survey

  • For flats, check roof access has been agreed
  • Unlock side gates and any roof access doors
  • If it is not your property yet, arrange access through the agent

Advice

Prices for landlord roof surveys in Peasmarsh

Prices always include VAT. What changes the price is:

  • Whether it is a home or a commercial building
  • The height of the building and how the roof can be seen safely
  • Chimneys, valleys, parapets and other details
  • Extra roofs, like extensions, dormers or garages

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

Helping us price your survey

Here’s what helps us most when you contact us:

  • Your postcode, so we can check access and travel
  • The reason for the survey, such as buying, a leak or storm damage
  • Any deadline, such as an exchange date
  • Where any leaks, stains or damp patches show inside

If you have photos of the roof, send them over. Take them safely from ground level or a window. To send them or to book, call 07833 053749 or use the contact form.

How the survey changes by roof type

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. The report records the underlay where it’s visible.

Gutters and downpipes

Water from failed gutters often shows as damp inside. We record what we see.

Signs you need a landlord roof survey in Peasmarsh

Many blocks and converted houses have several roof types. Each wears differently and the smaller roofs are easy to forget.

These are some of the problems a survey can pick up:

  • Splits and blisters in flat roof coverings
  • Damaged party-wall upstands or parapets
  • Gutters overflowing onto walls
  • Slipped or missing slates and tiles

The streets around a church like The Parish Church of St Peter and St Paul are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions to ask before you book

  • Will they check the loft as well as the outside?
  • Whether VAT is added on top
  • Whether you get a written report with photos
  • When you’ll get the report

What to expect from a roof survey

Your questions about landlord roof surveys in Peasmarsh

Does a conservation area affect roof work in Peasmarsh?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do roofs near the sea, like those around Peasmarsh, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Will you inspect a roof that several owners share?

Yes. We survey what we can access and see safely. Areas we couldn’t see are noted as well as what could.

Do you advise on who is responsible under the lease?

No. Who pays is usually set by the lease and we don’t give legal advice. What we provide is a clear record of the roof’s condition to help those discussions.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. We look at the parts we are given access to, and the report makes that clear.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you need access to all the flats?

Sometimes, yes. If the loft space or a flat roof is reached through a flat, we need access to it, so residents need notice.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Keep roof surveys on a rolling plan
  • Keep roof outlets and gutters clear
  • Don’t store items over the loft hatch
  • Ask your managing agent about lease terms

How soon the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Agents often choose the package that suits the building.

Deal with the high-priority defects quickly and schedule the others. Small roof defects tend to grow.
