FAQs for Cock Marling

Is my home in Cock Marling listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Winchelsea station?

Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or email us and tell us about the building, including who will give access on the day.

Do you climb onto every roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

What does a roof survey cost?

Landlord roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

How do I arrange a landlord roof survey in Cock Marling?

It’s easiest to ring 07833 053749 or email us. Tell us the address and a little about the roof. We survey on weekdays, Saturdays and Sundays.

About our landlord roof survey in Cock Marling

A landlord roof survey covers the usual parts of a roof: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them, along with the roof space where there is safe access. We survey gutters and downpipes, shared roofs and rented houses, and the problems we’re asked to look at most are missing or loose roof coverings and loose ridge or hip tiles.

In a small place like Cock Marling, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the let or shared roof, any defects and our written recommendations.

Prices for landlord roof surveys in Cock Marling

The price reflects the time and kit the roof needs. The main factors are:

  • If the survey needs thermal imaging or a drone
  • The size of the roof
  • The package you choose: Basic, Standard or Premium
  • Commercial roofs and larger buildings

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We will tell you which package suits the questions you have.

What to let us know when you get in touch

A little information up front helps. It is useful to include:

  • Any deadline, like an exchange date
  • The property’s address and postcode
  • Any photos you have, taken from the ground or a window
  • Where water is showing inside, if it is

To book a survey, phone 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. We will confirm the price before booking.

Why it’s worth a survey now in Cock Marling

Relying on what tenants report means relying on what they can see. By the time a stain appears, water may have been getting in for a while. A survey looks at the roof itself. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

All our prices include VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.

Why us?

  • 5,000+ surveys completed
  • Visits on any day of the week
  • Covered by professional indemnity and public liability insurance
  • Drone and thermal imaging surveys available

Take a look at what a roof survey costs and two real surveys.

Roof by roof

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Their flashings and pointing can let water in.

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.

What a landlord roof survey looks like in Cock Marling

The coast is about 3 miles or less from Cock Marling, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. The wider area around Cock Marling has a long history of building, with Lamb House about 2.5 miles east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For landlords with property near Winchelsea station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Can I check my roof myself?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

What this survey can’t tell you

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Parts of the roof we can’t safely see or access
  • Legal advice on leases or service charges
  • A full structural assessment of the building

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.

What we check

  • Blocks of flats
  • Converted houses
  • Rented houses
  • Shared roofs
  • Gutters and downpipes
  • Flat roofs on blocks

How the survey works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes between one and two hours for a house, and longer for a block or a building with several roofs. Somewhere like Cock Marling needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where it’s safe.
  4. Defects are photographed and their urgency noted.
  5. You get a written condition report to help plan maintenance.

Before the survey

  • Point out any leaks or damp patches
  • Have any questions written down, so nothing gets missed
  • Clear the way to the loft hatch
