Landlord roof surveys in Beckley

Landlord roof survey in Beckley

Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later, as far as can be judged from what’s visible. It does not include repair cost estimates but contractors can price from it. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. If you are worried about chimney stacks in poor repair and mortar falling from ridges and verges, a survey will tell you what’s going on, on converted houses, shared roofs and gutters and downpipes alike.

In a small place like Beckley, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

If any part of the let or shared roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

How it works

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two at most homes, and more on a big or complicated roof. Older roofs in small places like Beckley can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Before the survey

  • Keep pets out of the way during the survey
  • Make sure the loft hatch can be reached
  • Dig out any old roof reports or invoices

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Deal with urgent items first
  • Ask residents to report damp straight away
  • Keep the loft hatch clear and reachable
  • Survey the roof on a regular cycle

We don’t advise on leases or who should pay. What we provide is an independent record of condition that everyone can refer to.

Keep gutters and outlets clear and include any valley or parapet gutters. Blocked gutters are a common cause of leaks into top-floor flats.

What a survey costs

Several things affect the price of a survey:

  • The roof’s overall size
  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details
  • How many separate roofs there are, like extensions, dormers and garages

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You’ll know the price for your roof before booking.

Getting in touch

You do not need to know any roofing terms. It is enough to tell us:

  • What made you get in touch
  • When you need the report by
  • The address and postcode of the property
  • Pictures from the garden or a window, if you have them

Booking is simple: just phone 07833 053749 or use the contact form, let us know about the property and we will recommend the right survey. We confirm the price before anything is booked.

What a landlord roof survey does not cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A full structural assessment of the building
  • Confirming asbestos in older roof materials
  • Areas behind locked flats or blocked hatches

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before you book. What our survey covers.

What we look at

  • Rented houses
  • Gutters and downpipes
  • Shared roofs
  • Converted houses
  • Flat roofs on blocks
  • Blocks of flats

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Landlord roof surveys in Beckley: local notes

The wider area around Beckley has a long history of building, with Great Dixter about 2.3 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

If you live in an older home near The Parish Church of All Saints, its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near Winchelsea station, a dated record of the roof is useful when planning maintenance across a let. If you look after a building such as Beckley Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What happens if roof problems are left?

Keeping a dated survey on file helps with future planning. Repeat surveys let you see how the roof is changing, which suits a rolling maintenance plan. Older cottages and farmhouses around Beckley can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Your questions about landlord roof surveys in Beckley

I let a flat near Winchelsea station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Does a conservation area affect roof work in Beckley?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Will you inspect a roof that several owners share?

Yes. We inspect the parts we’re given access to, as far as they can safely be seen. The report records what couldn’t be seen in the report.
