Local roofs in Beckley

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Beckley has a long history of building, with Great Dixter about 2.3 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Beckley Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as The Parish Church of All Saints are frequently among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Beckley is about 9 miles north-east of Hastings, in East Sussex. Whether the building in Beckley is a house, a flat or a commercial unit, we can survey the roof. Beckley is one of the towns and villages in East Sussex we cover for gutter surveys. You can also see our page for Maidstone.

We survey roofs across TN31 for gutter surveys. Whether your property is on King's Bank Lane, Royal Oak Close and Whitebread Lane or a nearby road, we can help. Gutter surveys for homes and businesses in Beckley

Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. We survey downpipes, outlets and hoppers and valley gutters, and people most frequently book us about dripping or leaking gutter joints and leaking or loose downpipes.

In a small place like Beckley, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Useful tips for Beckley property owners

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Keep climbers away from the eaves
  • Look for green streaks or damp patches on walls
  • Check from the ground or a window, not a ladder
  • Have gutters cleared at least once a year

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It’s sent to you by email once it’s done.

Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

Signs you need a gutter survey in Beckley

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.

Things that often lead to a survey include:

  • Leaves and moss blocking gutters
  • Water backing up from a hidden gutter
  • Soffits marked by water
  • Brackets that have dropped or snapped

Landlords with a home close to Winchelsea station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • What the survey won’t cover
  • Which parts of the roof they’ll actually see
  • Their insurance cover
  • Whether you can ask questions once you have the report

FAQs for Beckley

Does a conservation area affect roof work in Beckley?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

I let a flat near Winchelsea station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or email us with the details, and we will talk through which survey suits.

Do you survey at weekends?

Yes. We survey on weekdays and at weekends. To find a day that suits, call 07833 053749 or drop us an email.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

When is the best time for a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

What’s the price of a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. For a price for your building, call 07833 053749 or send us an email.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Why get it checked now?

A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.

How the survey works

The aim of the visit is simple: to see as much of the gutter as can safely be seen and record it clearly. Notes and photos go into the written report. It usually takes an hour or two for a house, though large, tall or awkward roofs take more time. Cottages and farmhouses around Beckley often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photos and recommendations.

Before we arrive

  • Tell us where we can park nearby
  • Leave a clear route to the loft
  • Have keys ready for side gates, garages or roof access doors

Advice

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
