Northiam Gutter Survey
Know where you stand with the gutter before you spend money on it. We carry out gutter surveys in Northiam.
- Hoppers and outlets full of debris
- Water backing up from a hidden gutter
- Dripping or leaking gutter joints
How a gutter survey works in Northiam
Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. It is an easy job to put off, but they rarely get better. We’re often asked to look into leaves and moss blocking gutters and gutters that have fallen out of line, across parapet and box gutters, outlets and hoppers and eaves gutters.
Some older homes in villages like Northiam are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

How the survey works
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. It normally takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Northiam, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The loft space is checked for water marks if it’s safe to get into.
- We send a written report with photos and clear recommendations.
Preparing for the visit
- Have keys ready for side gates, garages or roof access doors
- Move anything stored under the loft hatch
- Note where any stains or damp appear

Advice
What affects the cost of gutter surveys
When we price a survey, we consider:
- Whether it is a home or a commercial building
- The roof’s overall size
- Which survey package you book
- Chimneys, valleys, parapets and other details
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.
What to tell us when you contact us
If you can, have these to hand when you contact us:
- The reason for the survey, such as buying, a leak or storm damage
- Any photos you have, taken from the ground or a window
- Anything about access we should know
- Where water is showing inside, if it is
Photos help, if you have them. Take them safely from ground level or a window, and please don’t climb up for a closer look. To get started, phone 07833 053749 or email us.
What happens if roof problems are left?
Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. Older and listed buildings around Northiam may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.
Why us?
- Every finding written up with photos
- Thermal imaging and drone inspection where they help
- Independent findings on the roof’s condition
- Over 20 years’ experience

What does a gutter survey cost?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. For a price for your building, phone 07833 053749 or drop us an email.
Do you test soffits or gutters for asbestos?
No, that is a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.
Do you climb onto every roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.
Is it a structural engineer’s report?
No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
What’s in the report?
It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Different roofs, different checks
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.
Box and secret gutters
A box gutter is built into the roof, often behind a parapet and when it overflows, water can get indoors. We check them where they can be seen safely.
Gutter surveys around Northiam
Great Dixter, about 0.5 miles west, is one of the historic houses in the wider area around Northiam. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.
Take a building like Northiam Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.
