Gutter surveys for homes and businesses in Flackley Ash

Gutters have to slope gently towards the outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. We’re often asked to look into leaves and moss blocking gutters and overflowing eaves gutters, across parapet and box gutters, eaves gutters and outlets and hoppers.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

If any part of the gutter couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

What happens on the day

After the inspection, everything we found is written up in a report with photographs, emailed to you. As for time on site, most surveys take between one and two hours at most homes, and about three to four hours for a commercial roof. In a hamlet or village like Flackley Ash, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The roof space is checked for water marks if it is safe to get into.
  5. The findings are written up with photographs and recommendations.

Before we arrive

  • Let us know about any leaks, stains or damp patches you know of
  • Clear the way to the loft hatch
  • Unlock side gates and any roof access doors

Advice

Your questions about gutter surveys in Flackley Ash

Does being near the coast affect roofs in Flackley Ash?

Often, yes. Within about 5 miles of the sea, as Flackley Ash is, metal fixings wear faster and gales find any loose ridge or slate.

How do I find out if my home in Flackley Ash is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

How do I book a survey in Flackley Ash?

To book, call 07833 053749 or use the contact form and tell us the address and what you’d like to know. We’ll confirm the price and find a day that suits.

What does the report include?

Written findings with photographs, covering the condition of the gutter, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you contact us and we’ll explain what’s needed.

Gutter surveys around Flackley Ash

Flackley Ash is within about 5 miles of the coast, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Lamb House, about 3.2 miles south-east, is one of the historic houses in the wider area around Flackley Ash. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you look after a building such as Peasmarsh Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to The Parish Church of St Peter and St Paul: its chimney, valleys and lead work are likely to be the parts that need attention first.

What we are asked to look at in Flackley Ash

Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.

Signs worth acting on include:

  • Choked outlets or hopper heads
  • Joints that drip after rain
  • Fascia boards damaged by overflowing water
  • Overflowing eaves gutters

If you let a flat or house near Rye station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • What insurance they carry
  • How soon the report will arrive
  • What’s outside the scope of the survey

What a good roof survey covers

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Keep climbers away from the eaves
  • Have gutters cleared at least once a year
  • Look out for overflows when it pours
  • Watch for green marks down the brickwork

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so ask for them to be included when gutters are cleared.

What we look for on each type of roof

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back, and a blockage there can overflow inside. It’s inspected as far as safe access allows.

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and crack. We check joints, brackets and the line of each run.

Prices for gutter surveys in Flackley Ash

Several things affect the price of a survey:

  • How many separate roofs there are, such as extensions, dormers and garages
  • The roof’s overall size
  • Commercial roofs and larger buildings
  • Whether you choose the Basic, Standard or Premium Survey

Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.
