About our roof survey in Northiam

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you are worried about cracked or blistered flat roof coverings and loose ridge or hip tiles, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Northiam may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

How it works

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes an hour or two at most homes; commercial roofs usually need 3–4 hours. Older roofs in small places like Northiam can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. We email a written report with photos and recommendations.

Getting ready for the survey

  • Leave a clear route to the loft
  • Buyers: confirm access with the estate agent or seller
  • Keep pets inside or away from the areas we are looking at

What this survey can’t tell you

In fairness, a roof survey has limits:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • The condition of the rest of the building (that’s a RICS home survey)
  • Structural calculations (that’s a structural engineer’s job)

If in doubt, ring 07833 053749 or email us and we will recommend the right survey. What our survey covers.

Why it’s worth a survey now in Northiam

Many roofs go years without anyone looking at them closely. A survey sets a baseline, which makes later changes easy to spot. Where a roof is exposed, as many are in small places like Northiam, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Why us?

  • Thermal imaging and drones used where they help
  • A written report with photos
  • An independent look at the roof
  • 5,000+ surveys completed

Roofs, chimneys and gutters in Northiam

Great Dixter, about 0.5 miles west, is one of the historic houses in the wider area around Northiam. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you look after a building like Northiam Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Northiam: your questions answered

How do I find out if my home in Northiam is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover Northiam?

Yes. We cover the whole of London and South East England, and Northiam is part of that. You can ring 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

How long does the visit take?

The visit usually takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll give you an idea of timing when booking.

Do you go up on the roof?

Only when it is safe. We also use views from the ground, windows and the roof space, and Premium includes a drone where it applies.

What’s the best way to book?

To book, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

How soon is the report ready?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.
