Rye: your questions answered
Is my home in Rye listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you cover smaller places like Rye?
Yes. Rye is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Is thermal imaging useful on pitched roofs?
It can show heat loss and some damp, but it has more limits there. We explain what the images can and cannot tell you, and back them up with a visual inspection and moisture readings.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Will you fly a drone over my roof?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.
About our thermal roof survey in Rye
Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where it applies, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. To book, just call 07833 053749 or use the contact form with the address and what you’ve noticed. For big commercial roofs, we quote on size and access. If you’re worried about stains that keep coming back and gaps in loft insulation, we can find out what’s behind it, whatever the roof.
Places like Rye can be near small airfields or other airspace restrictions, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly, while thermal imaging also works best with little wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.
After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
How the survey works
The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. Parking around Rye is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it’s safe.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.
Getting ready for the survey
- Clear the way to the loft hatch
- Leave side gates unlocked
- Agree roof access with the managing agent if it is shared

Airspace, weather and Rye roofs
Rye is within about 2 miles of the coast, and wind off the sea can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Rye has a number of hotels within about a mile and a half, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, large roofs are where photos from the air and thermal images show the most at once.
A roof leak in a hotel or guest house around Rye means lost rooms as well as repairs. Take an older house close to Church of St Mary: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
Rye is about 9 miles north-east of Hastings, in East Sussex. Anywhere in Rye, we can carry out thermal roof surveys at your property. We cover towns and villages across East Sussex. Our Maidstone page covers surveys nearby.

Can I check my roof myself?
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Common roof problems in Rye
Some defects simply can’t be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.
Things that frequently lead to a survey include:
- Wet areas near outlets and upstands
- Cold areas below the roof
- Damp where roofs meet walls and chimneys
- Leaks far from where the stain appears
If you look after a building such as Rye Community Primary School, a view from above covers a wide roof far faster than walking it.

Prices for thermal roof surveys in Rye
Prices vary from roof to roof, for these reasons:
- Basic, Standard or Premium
- How tall the building is and how easy the roof is to see
- How big the roof is
- How many separate roofs there are, such as extensions, dormers and garages
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Getting in touch
What helps most when you contact us:
- Your postcode, so we can check access and travel
- Pictures of the roof from a safe spot, if you have them
- Where water is showing inside, if it is
- What kind of property and roof it is
Not sure which survey you need? The easiest way is to call 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
Leave it or get it looked at?
The longer moisture sits in a roof, the more it can affect timbers and finishes below. Looking now, while the damage may still be limited, keeps more options open. Around Rye, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
