Roof surveys for homes and businesses in Rye Harbour
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Each one comes with a written report. We survey natural slate, the roof space and ridges, hips and valleys, and common reasons people get in touch are torn or sagging underlay and leaning or weathered chimney stacks.
Some older homes in villages like Rye Harbour are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
The report works through the roof section by section, from the coverings down to the gutters. You will see the good as well as the bad.

Can I check my roof myself?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Your questions about roof surveys in Rye Harbour
Does being near the coast affect roofs in Rye Harbour?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Can a landlord with a rental near Rye station book a roof survey?
Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or send us an email and let us know about the building, including who will give access on the day.
Is this a RICS survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Will you check the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Can you tell me how long my roof will last?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
When will the report arrive?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
Can you look at a roof that is joined to next door?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
Roof by roof
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.
Natural slate
From the loft, we look at the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs, and we note its condition.

Rye Harbour homes and their roofs
Rye Harbour is within about 1 mile of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. The wider area around Rye Harbour has a long history of building, with Lamb House about 1.4 miles north-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Take a building like Rye College: large buildings have long gutter runs and big roofs that need checking like any other. If you live near a park such as Rye Harbour LNR, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. Take an older house close to The Church of the Holy Spirit: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Rye Harbour is about 10 miles north-east of Hastings, in East Sussex. Houses, flats, blocks and commercial buildings in Rye Harbour can all book roof surveys. We cover towns and villages across East Sussex, from the larger towns to small villages. Maidstone is in our area too.
Surveys in TN31 are booked the same way as anywhere else. Whether your property is on Tram Road, Camber Road and Oyster Creek or a nearby road, we can help. Close by, we survey roofs in Rye (1 mile north-west), Camber (1 mile east), East Guldeford (1 mile north), Playden (2 miles north-west) and Houghton Green (2 miles north). Within a short drive, we also cover Hastings (10 miles south-west), Bexhill-on-Sea (14 miles south-west), St Leonards (11 miles south-west), Hastings Old Town (9 miles south-west), Belmont (9 miles south-west) and Hollington (10 miles south-west).

What this survey can’t tell you
A survey is a proper look at the roof, but it can’t do everything. Its limits include:
- A full building survey of the property
- What’s under the slates, tiles or felt
- Confirmation of asbestos in soffits or cement sheets
If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.

What we do, step by step
We do not take risks to get a closer look. We inspect what can safely be seen, and anything we cannot see is noted in the report. Most visits take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Around Rye Harbour, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Before the survey
- Gather any invoices or paperwork from past roof work
- Have keys ready for side gates, garages or roof access doors
- Let us know about parking near the property
Getting a price
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or email us with the details.
Related advice
Before and after the survey
From years of surveys, a few habits stand out as worth the effort:
- Gather any paperwork for past roof work
- Tell us about any leaks or stains you’ve seen
- Keep the report with your property records
- Stay off ladders and the roof
Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Compare each report with the last.
