How a roof survey works in Winchelsea Beach
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. If you are worried about leaking gutter joints and downpipes and crumbling chimney pointing or cracked flaunching, a survey will tell you what’s going on.
Older buildings in small places like Winchelsea Beach may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Can I check my roof myself?
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Local roofs in Winchelsea Beach
Winchelsea Beach is within about 1 mile of the coast, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
Take a building like St Thomas' Church of England Aided Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church such as St Richard are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Trees in and around Rye Harbour LNR shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Why act early in Winchelsea Beach
Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. In a small place like Winchelsea Beach, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

What this survey can’t tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Structural calculations (that’s a structural engineer’s job)
- A full building survey of the property
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.
What we look at
- Natural slate
- Chimney stacks
- Flat roofs
- Ridges, hips and valleys
- Lead flashings
- The roof space
- Clay and concrete tiles
What a survey costs
The price reflects the time and kit the roof needs. The main factors are:
- The roof’s overall size
- Which survey package you book
- The height of the building and how the roof can be seen safely
- How many separate roofs there are, like extensions, dormers and garages
Every price we give includes VAT. Our price is from £150, including VAT. You’ll know the exact price before booking.
Helping us price your survey
The more you tell us, the easier it is to price the survey. When you contact us, tell us:
- Whether there’s a loft hatch, a shared roof or tricky access
- The reason for the survey, such as buying, a leak or storm damage
- Dates you’re working to, like exchange
- Any stains, drips or damp patches you’ve seen indoors
To book a survey, call 07833 053749 or send us an email and let us know the address and what’s prompted the survey. We will confirm the price before you book.
Your questions about roof surveys in Winchelsea Beach
How do I find out if my home in Winchelsea Beach is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
I let a flat near Winchelsea station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. Just phone 07833 053749 or use the contact form and let us know about the building.
Which days do you carry out surveys?
We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it when booking and we’ll explain what’s needed.
Can you survey in bad weather?
Light rain is usually fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.
Do you go up on the roof?
When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the loft space, and Premium includes a drone where applicable.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
What we do, step by step
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photographs as we go and record our findings for the written report. It normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere as small as Winchelsea Beach, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start by hearing what you’d like checked and why.
- We agree a date, on a weekday, Saturday or Sunday.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.
- Every part of the roof is checked and photographed.
- We email a written report with photos and recommendations.
Before we arrive
- Keep pets inside or away from the areas we’re looking at
- Make a note of anything you’d like us to look at
- Make sure the loft hatch can be reached

Advice
Landlord and commercial surveys in Winchelsea Beach
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
