Winchelsea Beach questions

Do you cover smaller places like Winchelsea Beach?

Yes, Winchelsea Beach is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Does being near the coast affect roofs in Winchelsea Beach?

It can do. Winchelsea Beach is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Can you find where water is getting through my flat roof?

We check the covering and every detail where leaks commonly start, recording anything that could let water through. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.

Is a flat roof survey the same as a building survey?

No. Our survey covers the flat roof only. It isn’t a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. Many buyers use it alongside a building survey.

What types of flat roof do you survey?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you do not know what your roof is, we will identify it on the day.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Flat roof survey in Winchelsea Beach

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. We survey EPDM rubber, felt flat roofs and GRP fibreglass, and the problems we’re asked to look at most are blisters and bubbles in the covering and standing water left after rain.

Older buildings in small places like Winchelsea Beach may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Ask contractors to protect the roof if they work on it
  • Check from a window for ponding after heavy rain
  • Keep records of when the roof was laid and what work has been done
  • Check new fixings through the roof are properly sealed

After the visit, we write up the report with photographs of what we found. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.

What happens on the day

We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. Somewhere like Winchelsea Beach needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Signs you need a flat roof survey in Winchelsea Beach

Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People usually call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

It is worth booking a survey if you’ve seen:

  • Water getting in at rooflights
  • Blocked or damaged outlets
  • Cracked or split membrane
  • Ponding water that doesn’t drain away

Anyone responsible for a site like St Thomas' Church of England Aided Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Choosing a roof surveyor

  • What happens after the report arrives
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Are they insured for the work?
  • Whether VAT is added on top

What to expect from a roof survey

Flat roof surveys around Winchelsea Beach

Winchelsea Beach is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you own a rental within reach of Winchelsea station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Lamb House, about 2.4 miles north, is one of the historic houses in the wider area around Winchelsea Beach. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once.

What we look for on each type of roof

GRP fibreglass

A well-laid GRP roof often lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.

Why get it checked now?

Flat roofs cannot normally be seen from the street, so they’re frequently overlooked. Owners frequently learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. Older and listed buildings around Winchelsea Beach may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.
