Flat Roof Survey in Camber
Flat roof surveys in Camber from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us.
- Upstands pulling away from walls
- Splits, cracks and crazing
- Ponding water that does not drain away
What happens on the day
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Somewhere as small as Camber, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You tell us about the roof, its covering if you know it, and any leaks.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Inside, we look for damp and staining under the roof where there is access.
- The findings are written up with photos and recommendations and emailed to you.
Before the survey
- Keep pets in another room
- Point out any leaks or damp patches
- Leave side gates unlocked

Flat roof surveys for homes and businesses in Camber
Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. We survey single-ply membranes, upstands and outlets and EPDM rubber, and common reasons people get in touch are a sagging deck under the covering and splits, cracks and crazing.
Some older homes in villages like Camber are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Flat roof surveys around Camber
Camber is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. About 2.8 miles west lies Lamb House, a reminder of how long the area around Camber has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
For an older house near a landmark such as St Thomas the Apostle, the flat roofs on later extensions tend to wear out long before the main roof.
Camber is about 11 miles north-east of Hastings, in East Sussex. We visit Camber as part of our work across East Sussex, for homes and businesses alike. Camber is one of the towns and villages in East Sussex where we work. You can also see our page for Maidstone.

What a survey costs
We confirm the price for your roof before you book. This is what makes a difference:
- How many separate roofs there are, like extensions, dormers and garages
- Whether you choose the Basic, Standard or Premium Survey
- Whether it’s a home or a commercial building
- How tall the building is and how easy the roof is to see
Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for the job before you book.
What we need to know
A few details help us point you to the right survey and price. When you get in touch, it is useful to mention:
- What made you get in touch
- Where the property is, with the postcode
- Dates you are working to, such as exchange
- Photos of the roof, taken safely from the ground or a window
To book a survey, call 07833 053749 or use the contact form with the address and what you’d like to know about the roof. We will confirm the price before booking.
What we look for on each type of roof
GRP fibreglass
A well-laid GRP roof frequently lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.
Common questions in Camber
Is my home in Camber listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Do roofs near the sea, like those around Camber, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
What happens next?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
How do I arrange a flat roof survey in Camber?
Simply call 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day.
Can you survey any kind of flat roof?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.
Does a flat roof survey replace a RICS survey?
No. It is a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and it isn’t a structural engineer’s report.
Landlord and commercial surveys in Camber
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
Landlords, agents and building managers in Camber and across East Sussex can book any of our surveys. For a price for a let property or a block, call 07833 053749 or send us an email.
What this survey cannot tell you
No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:
- Structural calculations, which need a structural engineer
- An exact number of years the roof has left
- Parts of the roof that are not safe to walk on or view
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

Common roof problems in Camber
Ponding keeps the covering wet and wears it faster. It usually comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.
Typical things we are asked to look at include:
- Signs of deflection in the roof deck
- Outlets that hold water back
- Leaks around rooflights
- Raised blisters across the surface
Landlords with a home close to Rye station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.
