Roof survey in TN36: how it works

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, including VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. Common reasons to book are crumbling chimney pointing or cracked flaunching and gaps in the roof where coverings have gone, on ridges, hips and valleys, clay and concrete tiles and natural slate.

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes an hour or two at most homes, or half a day or so for a commercial building.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Roofs, chimneys and gutters across TN36

From Winchelsea, Winchelsea Beach and Icklesham to smaller places, people across TN36 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.

Autumn and winter storms across the South East find any loose slate, tile or ridge. In TN36, as elsewhere, exposed details are where damage shows first. Coastal parts of TN36 can be windy, and a small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides. Driving rain and salt air are hard on roofs there too.

Winchelsea: Landlords with a home close to Winchelsea station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like St Thomas' Church of England Aided Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Signs you need a roof survey

Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack. Lead is also a target for theft.

Most people get in touch when they’ve noticed something like this:

  • Valley linings that have cracked or split
  • Lifted, split or missing lead flashings
  • Crumbling chimney pointing or cracked flaunching
  • Gaps in the roof where coverings have gone

Leave it or get it looked at?

It is easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm.

What to check before booking

  • Which viewpoints they use to see the roof
  • Whether they hold professional indemnity and public liability insurance
  • What the survey won’t cover
  • When you’ll get the report

Useful tips for TN36 property owners

There’s plenty you can do without going near the roof. What helps most:

  • Take photos of any leaks as they happen
  • Mention any flat roofs as well as the main roof
  • Keep the report with your property records
  • Gather any paperwork for past roof work

Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Every so frequently, look in the roof space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

What a survey doesn’t cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A promise that the roof will not leak in future
  • Whether the roof structure meets design loads

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

TN36: your questions answered

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Tell us about it as you book and we’ll explain what’s needed.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access.

How long will you be at the property?

On site, it typically takes an hour or two at most homes, and about three to four hours for a commercial roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.
