About our roof survey in Playden

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. If you’re worried about gutters that overflow in heavy rain and crumbling chimney pointing or cracked flaunching, a survey will tell you what’s going on, whatever the roof.

In a small place like Playden, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What a survey costs

A few things affect what a survey costs:

  • Whether thermal imaging or a drone is needed
  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets

For a price for your roof in Playden, phone 07833 053749 or send us an email with the address and a few details. We’ll confirm the figure before booking.

Getting in touch

Before you get in touch, it’s useful to have:

  • Photos of the roof, taken safely from ground level or a window
  • Any deadline, like an exchange date
  • Where any leaks, stains or damp patches show inside
  • Why you want a survey: buying, a leak, a storm or new work

We confirm the price for your roof before you book, so you know where you stand. Roof survey starts from £150, including VAT. To book, phone 07833 053749 or use the contact form.

What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take about one to two hours at a typical home, and more on a big or complicated roof. For a village or hamlet like Playden, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before the survey

  • Tell us about parking before the day
  • Have any questions written down, so nothing gets missed
  • Point out any leaks or damp patches

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

Playden questions

I let a flat near Rye station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Is my home in Playden listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you inspect the roof from on top?

Where it is safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

How long does the visit take?

On site, it normally takes about one to two hours at most homes, while a commercial roof takes nearer three to four hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do you look in the roof space?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. In high wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

Honest limits

To be straight with you, there are limits to any roof survey:

  • Walls, floors and services below the roof
  • What’s under the slates, tiles or felt
  • Asbestos testing of any kind

If in doubt, call 07833 053749 or email us and we’ll suggest the right survey before booking. What a survey covers and does not.

What this survey covers

  • Ridges, hips and valleys
  • The roof space
  • Chimney stacks
  • Flat roofs
  • Lead flashings
  • Natural slate
  • Clay and concrete tiles

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Check we can open the loft hatch
  • Take photos of any leaks as they happen
  • Ask about a flat roof on an extension or garage too
  • Keep the report with your property records

Any roofer you ask to quote can work from the report. They’ll see each defect and its location, so their quotes cover the same ground.

Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

Roofs, chimneys and gutters in Playden

The coast is about 3 miles or less from Playden, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. The wider area around Playden has a long history of building, with Lamb House about 0.9 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

For landlords with property near Rye station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as St Michael's Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you own one of the older houses in the streets near The Parish Church of St Michael, its roof may have old fixings, lead flashings and chimneys that need a closer look.
