Roof Survey in Rye Foreign
A roof condition survey for homes and buildings in Rye Foreign, carried out by an experienced roof surveyor. You get a clear written report with photographs.
- Slates or tiles that have slipped or broken
- Loose chimney pots
- Cracked or blistered flat roof coverings
What you can safely check yourself
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
How a roof survey works in Rye Foreign
The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. We survey clay and concrete tiles, flat roofs and natural slate, and common reasons people get in touch are condensation or damp timbers in the loft and loose ridge or hip tiles.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Find records of any re-roofing or repairs
- Let us know about past leaks
- Ask about a flat roof on an extension or garage too
- Photograph stains when they appear
Any roofer you ask to quote can work from the report. They’ll see each defect and its location, so their quotes cover the same ground.
Every so often, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Photograph anything new.
The survey, step by step
The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. Older rural homes like those around Rye Foreign can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Before we arrive
- Check pets are kept safely away
- Move anything stored under the loft hatch
- If you are buying, let the agent know when we are coming

Signs you need a roof survey in Rye Foreign
The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.
Look out for signs like these:
- Cracked mortar along the ridge
- Lifted, split or missing lead flashings
- Condensation or damp timbers in the loft
- Gutters that overflow in heavy rain
If you live in an older home near The Parish Church of St Peter and St Paul, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Choosing a roof surveyor
- Do they have a CAA Flyer ID and Operator ID for drone work?
- How soon the report will arrive
- What they won’t be able to tell you
- Whether you get a written report with photos
What a roof survey looks like in Rye Foreign
Rye Foreign is within about 4 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Lamb House, about 1.9 miles south-east, is one of the historic houses in the wider area around Rye Foreign. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Rye station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building such as Peasmarsh Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What a survey costs
Not every roof costs the same to survey, for these reasons:
- The height of the building and how the roof can be seen safely
- The number of roofs, including extensions and garages
- The shape of the roof and its details
- Commercial roofs and larger buildings
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
Helping us price your survey
A little information up front helps. It helps to include:
- Your postcode, so we can check access and travel
- What kind of property and roof it is
- Why you want a survey: buying, a leak, a storm or new work
- Pictures of the roof from a safe spot, if you have them
Roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or email us to find out.
Common questions in Rye Foreign
I let a flat near Rye station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or email us with the address and what you need, and we will talk through which survey suits.
Is Rye Foreign within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Do you need to get into the loft?
Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.
What does a roof survey include?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there’s safe access. The report includes photos and recommendations.
When will the report arrive?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Will you fly a drone over my roof?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
