Flat roof surveys for Rye Foreign homes and businesses

How it works

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours for a small flat roof at home, and longer for a large commercial one. For a village or hamlet like Rye Foreign, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We look at the roof from wherever it can be seen safely.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before we arrive

Advice

About our flat roof survey in Rye Foreign

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We are frequently asked to look into blocked or damaged outlets and edge trims that have lifted or split, on upstands and outlets, mastic asphalt and single-ply membranes.

Older buildings in small places like Rye Foreign may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Local flat roofs in Rye Foreign

The coast is about 4 miles or less from Rye Foreign, so there is more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Anyone responsible for a site like Peasmarsh Church of England Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Lamb House lies about 1.9 miles south-east, so building around Rye Foreign goes back a long way. Older houses nearby frequently have flat roofs added much later, built to very different standards from the main roof.

Rye Foreign is about 9 miles north-east of Hastings, in East Sussex. Rye Foreign gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Rye Foreign is one of the places in East Sussex where we work. There’s also a page for Maidstone.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the visit with that in mind.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

Questions from Rye Foreign

Is my home in Rye Foreign listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is the coastal weather around Rye Foreign hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

How do I arrange a flat roof survey in Rye Foreign?

Simply ring 07833 053749 or use the contact form with the address. We’ll ask a few questions, confirm the price and agree a date.

Will this cover the whole house?

No. Our survey covers the flat roof only. It isn’t a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. It often sits alongside a buyer’s building survey.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Do you work in Rye Foreign?

Yes. We cover Rye Foreign and the rest of East Sussex, as part of our work across London and South East England. To book, phone 07833 053749 or use the contact form.

How we price flat roof surveys

All our prices include VAT. The things that change the price are:

  • Features like valleys, chimneys, dormers and parapets
  • Height and safe access
  • Commercial roofs and larger buildings
  • The package you choose: Basic, Standard or Premium

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Getting in touch

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • Dates you are working to, like exchange
  • Any stains, drips or damp patches you’ve seen indoors
  • The reason for the survey, such as buying, a leak or storm damage
  • The style of property, from a terrace to a block

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, call 07833 053749 or send us an email.

What a flat roof survey does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A structural engineer’s assessment of the deck
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • An exact number of years the roof has left

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Mastic asphalt
  • EPDM rubber
  • Single-ply membranes
  • Felt flat roofs
  • Upstands and outlets
  • GRP fibreglass

Roof by roof

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a careful look.

Mastic asphalt

With age, asphalt can harden and crack with movement. The report shows where it’s cracking and how far it seems to extend.

Do you need a flat roof survey in Rye Foreign?

Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.

Typical things we’re asked to look at include:

  • Outlets that hold water back
  • Edge trims that have lifted or split
  • Upstands pulling away from walls
  • Water getting in at rooflights

If you let a flat or house near Rye station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Questions to ask before you book

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Will the report include photos?
