How a roof leak investigation works in Playden

Our job is to find the likely source and tell you. The report shows, with photos, where we believe the water gets in and how it travels, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. We find and report the source, and the repair itself is a separate job. Typical surveys look at water marks that spread in wet weather and damp on a chimney breast, across slate and tile slopes, lead flashings and chimney stacks.

Many homes in small places like Playden face open ground, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and record our findings for the written report. Most visits take about one to two hours for most houses, while a commercial roof takes nearer three to four hours. Older roofs in small places like Playden can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • Keep pets out of the way during the survey
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Make sure we can get to the back of the property

Booking a survey

If you are buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

Advice

Your questions about roof leak investigations in Playden

Is Playden within the area you cover?

Yes. Playden is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is the coastal weather around Playden hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Is it a leak or condensation?

Many apparent leaks turn out to be condensation. A leak usually shows in one area and follows rain, while condensation is often spread out and worse in cold weather. We tell you which it is most likely to be.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too.

What do I do with the report?

We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Before and after the survey

You do not need to be a roofer to help. Here’s what helps most:

  • Keep a photo record of the damp patch
  • Clear the loft hatch so we can get in
  • Do not touch fittings that water is reaching
  • Let us know what has already been tried

We email the report to you. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Check the loft after heavy rain, with care and a good torch. Watch for water marks, wet underlay and damp wood. Photograph anything new.

Different roofs, different checks

Valleys

A valley takes the rain from both sides of the roof. Worn or split linings and slipped valley tiles let it under the coverings.

Slate and tile slopes

On slate roofs, corroded nails let slates slip. One slipped slate can be enough to cause a leak, especially in driving rain.

What a roof leak investigation looks like in Playden

Playden lies within about 3 miles of the sea, and places near the sea get more salt in the air and more wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings. With Lamb House about 0.9 miles south, Playden sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Hotels and guest houses near Playden cannot easily close rooms for a leak. If you own a rental within reach of Rye station, a clear finding on where water gets in helps you brief a roofer straight away. If your house is among the older ones in the streets near The Parish Church of St Michael, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Leaks that only appear in weather we can’t recreate
  • Putting the leak right
  • What’s under the covering or behind the plaster

If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey. The full list of what we check.

What this survey covers

  • The roof space
  • Flat roof details
  • Lead flashings
  • Valleys and parapet gutters
  • Rooflights and dormers
  • Slate and tile slopes
  • Chimney stacks

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • How big the roof is
  • Whether it is a home or a commercial building
  • The height of the building and how the roof can be seen safely
  • The package you choose: Basic, Standard or Premium

Roof leak investigation starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

What we need to know

If you can, have these to hand when you contact us:

  • Where the property is, with the postcode
  • The kind of building and roof involved
  • Where any leaks, stains or damp patches show inside
  • What made you get in touch

Once you know what you need, phone 07833 053749 or send us an email. We will suggest a package, agree the price and find a date, weekday or weekend.
