About our roof leak investigation in Iden
Flat roofs leak in their own ways. Common causes are splits and blisters, tired upstands and outlets that do not drain. Ponding water makes any weakness worse. We look at the roof surface and the ceiling below. Flat roofs over extensions, garages and dormers are frequent sources of leaks. An ageing felt roof is a frequent culprit. We survey lead flashings, slate and tile slopes and flat roof details, and the problems we are asked to look at most are water marks that spread in wet weather and leaks at a dormer or roof window.
Being in a small place like Iden makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. It is useful to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Tips from our surveys
Here are a few things we’d tell any owner:
- Mention any plumbing above the damp area
- Let us know what has already been tried
- Photograph the stain each time it appears
- Write down the wind direction and rain when it leaks
Once the work is done, hold on to the report. If the leak returns, it is a useful record of what was found, which makes the next step quicker.
Check the loft after heavy rain, with care and a good torch. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.
What a roof leak investigation looks like in Iden
Iden is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, while salt slowly corrodes metal fixings and flashings. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Knowing the roof type helps narrow down where water may be getting in.
If you own one of the older houses in the streets near The Parish Church of All Saints, lead flashings, valleys and old chimneys are typical places for water to get in. Take a building like St Michael's Church of England Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. Historic houses such as Lamb House, about 2.2 miles south, show how far back building around Iden goes. On older roofs nearby, leaks frequently trace back to lead flashings, valleys and gutters.
Iden is about 11 miles north-east of Hastings, in East Sussex. Iden gets the same service as everywhere else we work: a careful inspection, photos and a written report. We cover towns and villages across East Sussex, from the larger towns to small villages. You can also see our page for Maidstone.

Questions from Iden
Do you cover smaller places like Iden?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
Do roofs near the sea, like those around Iden, take more of a battering?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows, and Iden is within about 4 miles of the coast.
Is thermal imaging part of a leak investigation?
Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Wet insulation holds heat longer than dry, which can show up on the image. We always check what it shows with moisture readings.
Is there anything I need to do before the visit?
Clear the loft hatch so we can get into the roof space. Gather any photos and notes about when it leaks, and let us know about past repairs. Keep catching drips and keep water away from electrics.
How much is a survey?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Can every leak be traced?
Not always, and we’ll be honest about that. Water can travel a long way, and some leaks only show in particular storms. If we cannot be sure, the report ranks the possible sources.
What you can safely check yourself
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
When you need someone else
Some things cannot be seen without opening up the roof, so a survey has limits:
- Structural calculations (that is a structural engineer’s job)
- A promise to find every leak on a single visit
- The repair itself (the investigation finds and reports the cause)
If in doubt, call 07833 053749 or send us an email and we’ll point you to the right survey before booking. What our survey covers.
Roof types and parts we check
- Chimney stacks
- Flat roof details
- Valleys and parapet gutters
- Rooflights and dormers
- The roof space
- Lead flashings
- Slate and tile slopes
Different roofs, different checks
Lead flashings
Wherever a roof meets a wall or stack, a flashing keeps rain out. Lifted, split or slipped lead is a common cause, and for flashings that have been patched with bitumen.
Flat roof upstands and outlets
Flat roof water can travel under the covering before it shows. Where conditions allow, moisture readings and thermal imaging help narrow it down.
Surveys for landlords and agents in Iden
Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which can make access easier.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
What we do, step by step
Once we have finished looking, we write up our findings in a report with photos, emailed to you. On timing, most surveys take an hour or two, more where the leak is intermittent or the roof is large. Somewhere as small as Iden, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We help you choose the package that suits the leak.
- We agree a date, including weekends.
- The investigation works from the stain back to the roof.
- Moisture detection and thermal imaging are used where your package includes them and they help.
- The report explains the likely entry point and what needs attention.
How to prepare
- Let us know about parking near the property
- Have any paperwork from past roof work to hand
