Questions from Iden
Do you carry out roof surveys in Iden?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Will you come out to Iden?
Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.
I live in a flat. Can you survey the roof?
Yes, if the building owner or managing agent agrees access. We look at the parts we’re given access to, and the report makes that clear.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
Will you photograph what you find?
Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.
Will the survey show heat loss through my roof?
The camera can point to heat loss and gaps in insulation. The survey is not an energy rating or a heat loss calculation, but the images show where improvements may help.
How fast do I get the report?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when booking.
About our thermal roof survey in Iden
On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. It helps us see how far water may have spread under the covering, something you can’t normally tell from the surface. Moisture readings are then used to check what the camera suggests. Common reasons to book are patches of heat loss across the roof and water that travels before it shows, on flat roofs, ceilings below the roof and loft conversions.
In a small place like Iden, open ground can mean strong wind. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

The survey, step by step
Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. In a small place like Iden, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We look at the roof from the ground, from windows and from the roof itself where it is safe.
- We take thermal images of the roof to pick up temperature patterns.
- We check the patterns that stand out with moisture readings where there is safe access.
- The report sets out the images, what they suggest and what we recommend.
Before the survey
- Clear the way to the loft hatch
- Jot down any questions you want answered
- Keep pets out of the way during the survey
Booking a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or drop us an email when you’re ready.

What a thermal roof survey looks like in Iden
The coast is about 4 miles or less from Iden. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If you look after a building like St Michael's Church of England Primary School, a view from above covers a wide roof far faster than walking it. If you live in an older home near The Parish Church of All Saints, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view by drone or thermal camera helps.

What we can’t see
It helps to know what a survey will not do before you book:
- An energy rating for the building
- Confirming water without moisture readings
- The condition of timbers we can’t see

- Flat roofs
- Commercial roofs
- Insulated roof spaces
- Pitched roof slopes
- Loft conversions
Checking the roof from the ground
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
How we price thermal roof surveys
Several things affect the price of a survey:
- How big the roof is
- Whether you choose the Basic, Standard or Premium Survey
- Height and safe access
- House, block, shop or office
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.
Helping us price your survey
There is no need for technical words. It is enough to tell us:
- The property’s address and postcode
- The type of building and roof, such as pitched or flat
- The reason for the survey, such as buying, a leak or storm damage
- When you need the report by
If you have photos of the roof, send them over. Take them safely from the ground or a window. To send them or to book, phone 07833 053749 or use the contact form.
Roof by roof
Loft insulation
From inside the loft, thermal imaging can show gaps in insulation and cold spots. We inspect the loft where it can be reached safely.
Parapets, valleys and junctions
Problems where roof slopes and walls meet are often hidden. A careful visual inspection goes alongside the images.
Do you need a thermal roof survey in Iden?
Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where applicable and a same-day report, which helps when timescales are tight.
People normally book a survey after spotting something like this:
- Heat escaping through the roof
- Ceilings that feel colder in places
- Water that travels before it shows
- Damp where roofs meet walls and chimneys
Lamb House, about 2.2 miles south, is one of the historic houses in the wider area around Iden. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition.
