Landlord roof surveys in Iden

How a landlord roof survey works in Iden

We check the same things on a let roof as on any other: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs on blocks, extensions and garages are included when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it is safe to see them and the loft where access is safe. We survey shared roofs, gutters and downpipes and rented houses, and the problems we’re asked to look at most are chimney stacks in poor repair and ponding or splits on flat roofs.

Some older homes in villages like Iden are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

What you get is a clear record of the let or shared roof on the day we saw it. It is useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours at most homes, and more on a big or complicated roof. Somewhere like Iden needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You let us know about the building, its roofs and any known leaks.
  2. We confirm the access we will need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photos.

Before we arrive

  • Unlock side gates and any roof access doors
  • Have any questions written down, so nothing gets missed
  • Keep pets out of the way during the survey

What happens if roof problems are left?

A dated condition report is useful for the building’s records. Repeat surveys let you see how the roof is changing which helps with rolling maintenance. In a small place like Iden, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Prices quoted always include VAT, and the report isn’t charged as an extra. Landlord roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Questions from Iden

Is my home in Iden listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does being near the coast affect roofs in Iden?

Frequently, yes. Within about 4 miles of the sea, as Iden is, metal fixings wear faster and gales find any loose ridge or slate.

Will you check the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Can you survey a shared roof on a terrace or converted house?

Yes. We inspect the parts we’re given access to, as far as they can safely be seen. Areas we couldn’t see are noted in the report.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How we price landlord roof surveys

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • The height of the building and how the roof can be seen safely
  • Extra roofs, like extensions, dormers or garages
  • The size of the roof
  • Basic, Standard or Premium

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

What to tell us when you get in touch

We will typically ask about:

  • Any photos you have, taken from ground level or a window
  • When you need the report by
  • What kind of property and roof it is
  • Where any leaks, stains or damp patches show inside

To arrange a survey, phone 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

What a landlord roof survey looks like in Iden

Iden lies within about 4 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a building like St Michael's Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. With Lamb House about 2.2 miles south, the area around Iden has a long history. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. If you live in an older home near The Parish Church of All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
