Houghton Green: your questions answered
Is Houghton Green within the area you cover?
Yes. Houghton Green is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Is my home in Houghton Green listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Will you fly a drone over my roof?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.
Will you check the loft?
Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.
Landlord roof survey in Houghton Green
Our landlord roof survey gives you a clear picture of a roof’s condition, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. You get a written report with photos and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. We are frequently asked to look into splits and blisters in flat roof coverings and damaged party-wall upstands or parapets, on flat roofs on blocks, rented houses and blocks of flats.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Honest limits
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Who pays under the lease (that’s a legal question)
- Parts of the roof we cannot safely see or access
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. The full list of what we check.
What we look at
- Gutters and downpipes
- Flat roofs on blocks
- Converted houses
- Shared roofs
- Blocks of flats
- Rented houses
The survey, step by step
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about one to two hours for a house, and longer for a block or a building with several roofs. Cottages and farmhouses around Houghton Green often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- You let us know about the building, its roofs and any known leaks.
- We confirm the access we’ll need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photos.
Before we arrive
- Tell us where we can park nearby
- Have keys ready for side gates, garages or roof access doors
- Agree roof access with the managing agent if it is shared

Advice
Rented homes, blocks and businesses
An agent can book and manage the survey for a landlord. Access is agreed with the tenant ahead of time.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the survey around it.
How the survey changes by roof type
Party-wall upstands and parapets
A parapet can hide a gutter that’s hard to see. They’re checked where safe access allows.
Shared chimney stacks
Chimney stacks are frequently shared between houses or flats. Pots, flaunching, pointing and flashings are looked at from safe vantage points.
Why act early in Houghton Green
Budgets work best when they’re based on the roof’s actual condition. A survey shows what needs attention now and what can be planned for later helping you spread the work. Around Houghton Green, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.

What affects the cost of landlord roof surveys
The price reflects the time and kit the roof needs. The main factors are:
- The size of the roof
- Any need for thermal images or a drone flight
- The type of building, from a house to a block or an office
- Building height and the viewpoints available
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.
What to tell us when you contact us
We’ll typically ask about:
- Where any leaks, stains or damp patches show inside
- Any photos you have, taken from ground level or a window
- Whether there’s a loft hatch, a shared roof or tricky access
- What kind of property and roof it is
To arrange a survey, phone 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.
Landlord roof surveys around Houghton Green
The coast is about 3 miles or less from Houghton Green, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. The wider area around Houghton Green has a long history of building, with Lamb House about 1.5 miles south. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
For landlords with property near Rye station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take an older house close to The Parish Church of St Michael: old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like St Michael's Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
