When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Faults hidden behind ceilings or boarding
  • How the roof will behave in every kind of weather
  • A full building survey of the property

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey. What a survey covers and does not.

Roof surveys for homes and businesses in Jury's Gap

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. We’re frequently asked to look into blocked, sagging or leaking gutters and slates or tiles that have slipped or broken, across natural slate, chimney stacks and lead flashings.

In a village or hamlet like Jury's Gap, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

FAQs for Jury's Gap

How do I find out if my home in Jury's Gap is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Jury's Gap within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

How long does a roof survey take?

Allow about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. We’ll confirm what to expect when we arrange the visit.

Can you look at a roof that’s joined to next door?

Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

What happens if roof problems are left?

A small roof defect normally gets bigger. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Catching it early means less to put right. Outbuildings and barns around Jury's Gap are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your survey before booking.

Common roof problems in Jury's Gap

Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building, especially near trees.

Things that often lead to a survey include:

  • Loose ridge or hip tiles
  • Crumbling chimney pointing or cracked flaunching
  • Torn or sagging underlay
  • Lifted, split or missing lead flashings

Historic houses like Lamb House, about 4.4 miles west, show how far back building around Jury's Gap goes. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

Before booking any roof surveyor

  • How much experience they have with roofs like yours
  • Their drone registration, if they fly one
  • Whether the loft is part of the inspection
  • What the report includes, and whether it has photographs

What’s in a roof survey

Local roofs in Jury's Gap

Jury's Gap lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

Landlords with a home close to Rye station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How the survey works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes roughly 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. Older rural homes like those around Jury's Gap can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before the survey

  • Keep pets inside or away from the areas we’re looking at
  • Leave a clear route to the loft

Advice

Checking the roof from ground level

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
