Flat roof survey in Jury's Gap: what you get
Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We are often asked to look into a sagging deck under the covering and splits and cracks in the covering, on GRP fibreglass, single-ply membranes and mastic asphalt.
In a village or hamlet like Jury's Gap, flat roofs are normally on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included when you book.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

What we look for on each type of roof
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.
GRP fibreglass
A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.
Questions from Jury's Gap
Is Jury's Gap within the area you cover?
Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Do roofs near the sea, like those around Jury's Gap, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Can you survey at the weekend?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning. Let us know about it when booking and we’ll plan the survey around it.
What will the report tell me?
A written report with photos, explaining the condition of the flat roof, any defects and our recommendations, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
How many surveys have you done?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.
Do you give a life expectancy for the roof?
A precise figure isn’t something we give, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.
Signs you need a flat roof survey in Jury's Gap
The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.
A survey makes sense if you’ve noticed:
- Raised blisters across the surface
- Splits, cracks and crazing
- A sagging deck under the covering
- Gaps at upstands and abutments
For landlords with property near Rye station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
Before booking any roof surveyor
- Whether the roof space is looked at, where there is one
- Is there a chance to talk the report through?
- How long the report takes to arrive
- Is VAT included in the price?
Landlords, agents and block managers in Jury's Gap
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.
We survey roofs for landlords and letting agents as well as householders. A report with photos gives you a clear record of the flat roof.
Why it’s worth a survey now in Jury's Gap
Standing water on a flat roof rarely sorts itself out. Most frequently it means blocked outlets, poor falls or a deck that is dipping, and each wet season wears the covering further. Finding the cause now keeps more options open. Outbuildings and barns around Jury's Gap are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

The survey, step by step
We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about one to two hours for a house, while a commercial roof takes nearer three to four hours. Older rural homes like those around Jury's Gap can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photos and recommendations, comes to you by email.

Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Limit foot traffic on the covering
- Book a survey every few years
- Note the date and type of any roof work
- Check that new brackets or units haven’t damaged the covering
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.
Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.
