About our chimney survey in Jury's Gap
Many homes have chimneys that are no longer used. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. We’re often asked to look into loose, cracked or missing pots and a chimney out of line, across chimney pots and cowls, flaunching and chimney breasts.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
What you get is a clear record of the chimney stack on the day we saw it. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

Why get it checked now?
If a stack seems to lean, don’t leave it. Our survey records it and says when a structural engineer should look at it, so you know where you stand. Around Jury's Gap, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.
Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Hidden sides of a shared stack
- Structural calculations for a leaning stack
- Flue inspections or sweeping

How the survey works
On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, from ground level, from windows, in the roof space and by drone where it applies. The survey usually takes roughly 1–2 hours for most homes, a little longer where there are several stacks. In a small place like Jury's Gap, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the roof space.
- You get a written report with photos and recommendations by email.
How to prepare
- Note where any stains or damp appear
- Find any records of previous roof work
- Make sure pets are kept safely away

Common questions in Jury's Gap
Does a conservation area affect roof work in Jury's Gap?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover smaller places like Jury's Gap?
We do. A small place gets exactly the same survey as a big one.
How long is the visit?
Time on site depends on the roof; most visits take about 1–2 hours at a typical home, and more on a big or complicated roof. The report is sent afterwards by email.
What do you check on a chimney?
The whole stack, as far as it can safely be seen: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.
Do you need to get into the loft?
If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

DIY checks: what’s safe
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Signs you need a chimney survey in Jury's Gap
Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. Damp patches can appear on chimney breasts even when nothing is leaking.
Look out for signs like these:
- Worn or missing pointing
- Disused chimneys trapping moisture
- Lifted or split lead flashings
- A stack that appears to lean
With Lamb House about 4.4 miles west, the area around Jury's Gap has a long history. On a period home nearby, the survey separates sound original work from tired later repairs.
Before you book any roof surveyor
- What happens after the report arrives
- How they plan to inspect the roof safely
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether the loft is part of the inspection

Local roofs in Jury's Gap
Jury's Gap is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you own a rental within reach of Rye station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
