Landlord and commercial surveys in Lydd

We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the flat roof, with photographs, which helps you plan work between tenancies.

Flat roof survey in Lydd

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. If you’ve noticed upstands pulling away from walls and splits, cracks and crazing, a survey will tell you what’s going on, on felt flat roofs, EPDM rubber and upstands and outlets alike.

Outbuildings, garden rooms and garages in places like Lydd often have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It’s worth mentioning them when you book, so the visit can include them. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Roof by roof

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photographs.

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.

Flat roof surveys around Lydd

The coast is about 3 miles or less from Lydd, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For site and facilities teams at buildings such as Lydd Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Your questions about flat roof surveys in Lydd

Is Lydd within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Do roofs near the sea, like those around Lydd, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows, and Lydd is within about 3 miles of the coast.

When does the report arrive?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Will you fly a drone over my roof?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.

How much is a survey?

Flat roof survey starts from £150, including VAT. We confirm the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. For a price, ring 07833 053749 or send us an email.

How the survey works

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. The survey typically takes an hour or two for a house, though large, tall or awkward roofs take more time. Some parts of a survey depend on the weather, so a visit to Lydd is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Parts of the roof that aren’t safe to walk on or view
  • Asbestos testing, which needs a specialist asbestos surveyor
  • An exact number of years the roof has left

If in doubt, call 07833 053749 or send us an email and we will point you to the right survey before you book. The full list of what we check.

When to book a survey in Lydd

Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.

Common reasons to book include:

  • Raised blisters across the surface
  • Failed upstands where the roof meets a wall
  • Standing water left after rain
  • Splits, cracks and crazing

Take an older house close to All Saints Church: flat-roofed rear additions and dormers added over the years are worth checking.

Questions to ask before booking

  • What happens after the report arrives
  • When you’ll get the report
  • What insurance they carry
  • How long they’ve been surveying roofs
