How a roof survey works in TN29
Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. Typical surveys look at water stains on rafters and ceiling joists and worn or blocked valleys, on clay and concrete tiles, the roof space and lead flashings.
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.

Homes and roofs across TN29
Owners across TN29, from Dymchurch, Lydd and St Mary's Bay to the villages, book us to find out where their roof stands. Small faults, caught early, are far easier to deal with.
Several airports in London and the South East have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in TN29. Where permission is needed, the flight waits for it. Coastal parts of TN29 can be windy, which matters for drone flights, as a small drone cannot fly safely in strong wind. Driving rain and salt air are hard on roofs there too.
Dymchurch: For landlords with property near Westenhanger station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live in an older home near Church of St Peter and St Paul, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Checking the roof from the ground
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
For landlords and managing agents
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or email us.
When you need someone else
A survey is a proper look at the roof, but it can’t do everything. Its limits include:
- Faults hidden behind ceilings or boarding
- Asbestos testing of any kind
- A structural engineer’s report
Roof by roof
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. That is why we look at them closely.
Flat roof coverings
Standing water, blisters and splits all point to wear. Upstands and outlets are checked too, since leaks often start there.
Tips from our surveys
From years of surveys, a few habits stand out as worth the effort:
- Move stored items away from the loft hatch
- Take photos of any leaks as they happen
- Stay off ladders and the roof
- Find records of any re-roofing or repairs
The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.
Have gutters and valleys cleared regularly, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.
