Roof survey in Brookland

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. We survey the roof space, ridges, hips and valleys and chimney stacks, and the problems we’re asked to look at most are debris building up in roof valleys and condensation or damp timbers in the loft.

In a small place like Brookland, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

How the survey works

It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Around Brookland, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. We check the roof from every safe vantage point, inside and out.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • Move anything stored under the loft hatch
  • Find any records of previous roof work

How to book

Most bookings start with a short call: ring 07833 053749 or email us and we will ask a few questions about the roof. The price is agreed before a date is set.

Common roof problems in Brookland

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.

These are some of the problems a survey can pick up:

  • Cracked mortar along the ridge
  • Gutters that overflow in heavy rain
  • Water stains on rafters and ceiling joists
  • Slipped, cracked or missing slates and tiles

Landlords with a home close to Appledore (Kent) station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Questions to ask before booking

  • Their track record with similar roofs
  • Is there a chance to talk the report through?
  • Whether they hold professional indemnity and public liability insurance
  • Whether the loft space is looked at, where there is one

What a roof survey includes

Rented homes, blocks and businesses

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or drop us an email.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Keep a record of damp patches and dates
  • Clear the loft hatch area before we arrive
  • Let us know about past leaks
  • Ask about a flat roof on an extension or garage too

Keep the report with your property records. It’s a useful baseline for future surveys, and buyers may ask about the roof when you sell.

Every so often, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

What a roof survey looks like in Brookland

Brookland lies within about 5 miles of the sea, and wind near the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

The streets around a church such as St Augustine's Church are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like Brookland Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What a roof survey doesn’t cover

Before you book, it is worth knowing what a survey won’t do:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • An exact number of years the roof has left
  • A structural engineer’s report

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before booking. What a survey covers and does not.

What this survey covers

  • Natural slate
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Chimney stacks
  • Lead flashings
  • Flat roofs
  • The roof space

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Brookland questions

Will you come out to Brookland?

Yes, Brookland is on our map. A small place gets exactly the same survey as a big one.

Is the coastal weather around Brookland hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

How long will you be at the property?

It normally takes an hour or two for a house, though large, tall or awkward roofs take more time. Report times depend on the package.

Do you carry out asbestos surveys?

No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you contact us and we’ll explain what’s needed.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.
