Roof survey in Hythe
Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof usually wears out sooner than a pitched one, so they deserve a careful look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you’ve noticed worn lead at chimneys and abutments and loose chimney pots, a survey will tell you what’s going on.
Around Hythe, semis and terraces share chimneys, gutters and roof lines with the house next door. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. We can only inspect what we have access to, so shared parts are reported as far as they can be seen safely. Tell us when booking if you know of anything shared with next door.
After the visit, you get a written report with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Do you need a roof survey in Hythe?
The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone.
A survey can pick up problems such as:
- Water stains on rafters and ceiling joists
- Flashings that have come away from the wall
- Worn or blocked valleys
- Slipped, cracked or missing slates and tiles
If you look after a building such as Hythe Bay CofE Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
Before booking anyone
- Whether they hold professional indemnity and public liability insurance
- How long they’ve been surveying roofs
- Whether the inside of the roof is included
- Is VAT included in the price?
Should I look at the roof myself first?
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.
Leave it or get it looked at?
Before you put a home on the market, it helps to know the roof’s condition. You’ll know what a buyer’s survey might pick up. Around Hythe, gutters that overflow soak the wall below, and damp follows inside. At roof level, a loose tile or tired flashing does the same. Left alone, both only get worse.
Every price we give includes VAT. Roof survey starts from £150, including VAT. You will know the price for the job before you book.

What affects the cost of roof surveys
Not every roof costs the same to survey, for these reasons:
- If the survey needs thermal imaging or a drone
- Building height and the viewpoints available
- House, block, shop or office
- How big the roof is
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

What a roof survey does not cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- How the roof will behave in every kind of weather
- Defects hidden under coverings or inside walls without opening up
- Confirmation of asbestos in soffits or cement sheets

FAQs for Hythe
Do you survey roofs for landlords with property near Sandling station?
Yes, rented property is part of what we cover. Just ring 07833 053749 or send us an email and tell us about the building, including who will give access on the day.
How do I find out if my home in Hythe is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
How much does a roof survey cost in Hythe?
Roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.
Will the report say how many years my roof has left?
We do not give a number of years. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.
Do you look in the loft space?
Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Do you inspect the roof from on top?
Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.
Hythe homes and their roofs
Hythe lies within about 1 mile of the sea, and wind near the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
If you own a rental within reach of Sandling station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Homes near green spaces like Oaklands Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

What else we do in Hythe
The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely, from ground level, from windows, in the loft space and by drone where applicable. Most surveys take an hour or two for most homes, depending on how many separate roofs there are. For a visit in Hythe, we need access to the loft, any rooms with leaks or stains, and the outside of the building. If there is a side gate or a rear garden, let us know how to reach it. Visits can be on weekdays, Saturdays or Sundays.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Before we arrive
- Find any records of previous roof work
- Show us where any leaks or stains appear
