Roof surveys across CT21: what to expect
People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. Whatever the reason, the survey works the same way: a careful look, then a clear written report. Visits run on weekdays, Saturdays and Sundays, so it’s easy to find a day that suits. We survey natural slate, chimney stacks and clay and concrete tiles, and the problems we’re asked to look at most are leaking gutter joints and downpipes and worn or blocked valleys.
We do not take risks to get a closer look. We inspect what can safely be seen, and anything we cannot see is noted in the report. Most visits take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We look at the roof from every safe viewpoint outside.
- Inside, we check the loft space where there is safe access.
- We email a report with photos and recommendations.

Landmarks near Hythe
Locally, jobs take us to homes and businesses close to Church of St Michael and All Angels, Brockhill Park Performing Arts College and Hythe Bay CofE Primary School, among other places. Also close by are Oaklands Park (within half a mile south-east) and Red Lion Public House (within half a mile south-west). The closest station to Hythe is Sandling station, roughly 1.4 miles north-west. Other landmarks nearby include Saltwood Castle (0.7 miles north) and Royal Victoria Hospital (4.1 miles east). Open spaces near Hythe include Tolsford Hill.
Roofs, chimneys and gutters across CT21
Across CT21, a good many older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.
Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in CT21 are where it normally shows. CT21 includes coastal places, where roofs take more wind and salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Hythe: If you live near a park such as Oaklands Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. Historic houses such as Westenhanger Castle, about 2.7 miles north-west, show how far back building around Hythe goes. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.
For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.
Different roofs, different checks
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles.
Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.
When you need someone else
It’s useful to know what a survey will not do before you book:
- Whether the roof structure meets design loads
- How the roof will behave in every kind of weather
- What’s under the slates, tiles or felt
What a survey costs
Several things affect the price of a survey:
- Building height and the viewpoints available
- Commercial roofs and larger buildings
- How big the roof is
- The number of roofs, including extensions and garages
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.
What we need to know
Here’s what helps us most when you contact us:
- Where any leaks, stains or damp patches show inside
- When you need the report by
- The address and postcode of the property
- The style of property, from a terrace to a block
We confirm the exact price before you book, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.
Why roofs fail
What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.
It’s worth booking a survey if you’ve seen:
- Cracked or blistered flat roof coverings
- Slates or tiles that have slipped or broken
- Debris building up in roof valleys
- Blocked, sagging or leaking gutters
Questions from CT21
How experienced are you?
Over 20 years and more than 5,000 surveys.
Do you test for asbestos?
No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.
Does a roof survey replace a structural engineer?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.
Will the report say how many years my roof has left?
We don’t give a number of years. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.
Is CT21 in your area?
Yes. Our area covers London and South East England, CT21 included.
Do you inspect the roof from on top?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.
