Gutter surveys for homes and businesses in Hythe
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey, so we cannot see inside underground pipes. Where water seems to be backing up from below ground, we’ll say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey outlets and hoppers, downpipes and valley gutters, and common reasons people get in touch are brackets that have dropped or snapped and water spilling over the gutter edge.
In a town like Hythe, older houses with slate or clay tile roofs usually sit alongside later estates with concrete tiles. Older homes often keep chimney stacks long after the fireplaces went, and their flashings and pointing still matter. Later houses have their own typical faults, from loose ridge tiles to blocked gutters.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Useful tips for Hythe property owners
Nothing here needs a ladder. Our suggestions:
- Watch for green marks down the brickwork
- Check that downpipes are firmly fixed to the wall
- Have gutters cleared at least once a year
- Ask for valleys and parapet gutters to be cleared too
Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over. If it doesn’t, tell whoever did the work.
Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you can’t check them from the street, so ask for them to be included when gutters are cleared.
How we price gutter surveys
Several things affect the price of a survey:
- If the survey needs thermal imaging or a drone
- How complicated the roof is, with its valleys, chimneys and parapets
- Extra roofs, like extensions, dormers or garages
- Commercial roofs and larger buildings
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We can help you choose the package that fits what you need to know.
What to tell us when you contact us
These details help when you contact us:
- What’s prompted the survey
- Anything about access we should know
- Pictures of the roof from a safe spot, if you have them
- What kind of property and roof it is
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or use the contact form when you are ready.
Hythe questions
Does being near the coast affect roofs in Hythe?
It can do. Within about 1 mile of the sea, as Hythe is, metal fixings wear faster and gales find any loose ridge or slate.
I let a flat near Sandling station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. You can call 07833 053749 or email us with the address and some details, including who will give access on the day.
Do you check valley and parapet gutters?
Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and we will note that in the report.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you work in Hythe?
Yes. Our area covers London and South East England, Hythe included.
Does the report include photos?
Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.
Gutter surveys around Hythe
Hythe lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you own a rental within reach of Sandling station, a dated record of the roof is useful when planning maintenance across a let. For an older house near a landmark such as Church of St Michael and All Angels, old fixings, lead flashings and tall chimneys are typical of older roofs. With Westenhanger Castle about 2.7 miles north-west, the area around Hythe has a long history. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up.

For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.
How the survey changes by roof type
Box and secret gutters
Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.
Lead-lined valley and parapet gutters
Some older roofs have a central valley running to the back and if it blocks, water can come indoors. We check it where it is safe to see.
Why act early in Hythe
A written report gives you a dated record of the gutters’ condition, useful when you are planning maintenance or getting work priced. Without one, it is guesswork from the ground. Blocked gutters and downpipes on homes in Hythe overflow onto walls, and damp follows inside. At roof level, a loose tile or tired flashing does the same. Neither gets better on its own.
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the price for the job before booking.

What we do, step by step
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. A visit in Hythe runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. Someone needs to let us in, so tell us who that will be.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Getting ready for the survey
- Show us where any leaks or stains appear
- Keep pets in another room
- Jot down any questions you want answered
