Gutter survey in Tower Hamlets

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a photo-illustrated written report. If you are worried about gutters full of debris and silt and joints that drip after rain, a survey will tell you what’s going on, whatever the roof.

Trees around homes in smaller places like Tower Hamlets drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

What we’re asked to look at in Tower Hamlets

Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.

A survey makes sense if you’ve noticed:

  • Leaks at the gutter joints
  • Gutters packed with leaves or moss
  • Cracked or loose downpipes
  • Water backing up from a hidden gutter

If you own a rental within reach of Dover Priory station, a dated record of the roof is useful when planning maintenance across a let.

What to check before booking

  • When you’ll get the report
  • What experience they bring
  • Which viewpoints they use to see the roof
  • Are they insured for the work?

What to expect from a roof survey

How it works

It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes between one and two hours on an ordinary house, and more on a big or complicated roof. Being in a smaller place like Tower Hamlets does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We check hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Getting ready for the survey

  • If you are buying, let the agent know when we’re coming
  • Have any paperwork from past roof work to hand
  • Unlock side gates and any roof access doors

Leave it or get it looked at?

A blocked valley or parapet gutter does not spill harmlessly. It can back up into the loft space and the rooms below typically during the worst downpours. It is worth having these gutters looked at before the wetter months. In an older home around Tower Hamlets, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

What a gutter survey looks like in Tower Hamlets

The coast is about 1 mile or less from Tower Hamlets, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

The streets around a church such as Church of St Peter and St Paul are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Priory Fields School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

What you can safely check yourself

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Useful tips for Tower Hamlets property owners

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Look out for overflows when it pours
  • Check that downpipes are firmly fixed to the wall
  • Include valley, parapet and box gutters when clearing
  • Keep climbers away from the eaves

Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they typically grow, and the water they spill can damage walls and timber.

What we look for on each type of roof

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We check joints, brackets and the line of each run.

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.

Questions from Tower Hamlets

Do you survey roofs for landlords with property near Dover Priory station?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Will you come out to Tower Hamlets?

Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Is there a good time of year to book a gutter survey?

There’s no wrong time. If water is already spilling over, book sooner rather than later, because the walls take the water.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Do you take photos of the roof?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

Can you give me structural calculations?

No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.
