Gutter surveys for homes and businesses in Dover
Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so. The next step is suggested too. Typical surveys look at overflowing valley or parapet gutters and gutters full of debris and silt, on valley gutters, eaves gutters and downpipes.
In a town like Dover, older houses with slate or clay tile roofs typically sit alongside later estates with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Later houses have their own typical faults, from loose ridge tiles to blocked gutters.
Where we cannot see part of the gutter, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

When you need someone else
We only report what can be seen safely on the day, so there are some things a survey can’t cover:
- What’s behind fascias and inside walls
- Gutters out of sight from every safe viewpoint
- Asbestos testing of old gutters, downpipes or soffits
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before booking. What our survey covers.
Roof types and parts we check
- Outlets and hoppers
- Parapet and box gutters
- Downpipes
- Eaves gutters
- Fascias and soffits
- Valley gutters
Practical tips
There is plenty you can do without going near the roof. What helps most:
- Look for downpipes coming loose
- Check the loft with care after heavy rain
- Note any damp stains below the gutters
- Include valley, parapet and box gutters when clearing
If we think the problem lies underground, we will say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.
Have your gutters cleared at least once a year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Why act early in Dover
When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the roof space and the rooms below normally during the worst downpours. It’s worth having these gutters looked at before the wetter months. Once water reaches the loft insulation in a home in Dover, it loses much of its value and is slow to dry. That adds to the bill long before the leak is obvious.
Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Dover questions
How do I find out if my home in Dover is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can a landlord with a rental near Dover Priory station book a roof survey?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
Do you need to get into the loft?
If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
What’s the price of a gutter survey?
Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, call 07833 053749 or email us.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Will you check the drains below ground?
No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Is it a structural engineer’s report?
No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
The survey, step by step
Once we have finished looking, we write up our findings in a report with photos, emailed to you. As for time on site, it normally takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. A visit in Dover runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. Someone needs to let us in, so let us know who that will be.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Before we arrive
- Keep pets in another room
- Agree roof access with the managing agent if it’s shared
- Unlock side gates and any roof access doors
Getting a price
Most bookings start with a short call: phone 07833 053749 or use the contact form and we will ask a few questions about the roof. You’ll have a price before anything is arranged.

Gutter surveys around Dover
The coast is about 2 miles or less from Dover, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
If you let a flat or house near Dover Priory station, a roof report helps you deal with small faults before they turn into a call from a tenant. Trees in and around Connaught Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Signs you need a gutter survey in Dover
Lots of tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and lets weeds take root.
These are some of the problems a survey can pick up:
- Dripping or leaking gutter joints
- Leaking or loose downpipes
- Brackets that have dropped or snapped
- Blocked outlets and hoppers
If you look after a building such as Shatterlocks Infant School, large buildings have long gutter runs and big roofs that need checking like any other.
