New roof snagging around Dover
Dover lies within about 2 miles of the sea, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
If you own a rental within reach of Dover Priory station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If you live in an older home near Parish Church of St Andrew Buckland, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
Dover is in Kent. Bookings from Dover are handled just like any other: a call or an email, a price, then a date. Dover is one of the places in Kent where we work. We also survey roofs in Canterbury.
We survey roofs across CT17, CT16, CT15 and CT14 for new roof snagging. Local streets include London Road, High Street and Church Road. You’ll find Dover on the A2 and A20, which makes it straightforward to reach. If you are just outside Dover, we cover River (1 mile north-west), Maxton (1 mile south), Kearsney (1 mile north-west), Whitfield (1 mile north) and Temple Ewell (2 miles north-west). Within a short drive, we also cover Canterbury (14 miles north-west), Folkestone (7 miles south-west), Ramsgate (15 miles north), Deal (7 miles north-east), Hythe (11 miles south-west) and Walmer (6 miles north-east). As one of the bigger places in Kent, Dover has every kind of building, from houses and flats to offices.

How new roof snagging works in Dover
Replacing a roof costs a lot, so it makes sense to check the work before you pay the final bill. We look for snags, faults and anything left unfinished on the new roof and around it. You get a report with photographs that you can pass to your roofer. It’s an independent check, separate from the roofer who did the work. If you are worried about verge tiles or slates not secured and cracked lower roofs or marked walls after the work, a survey will tell you what’s going on.
Around towns like Dover, many houses have gained extensions, dormers, porches or garages, often with flat roofs. The joints where a new roof meets an old wall or slope are a common source of leaks. For a home you are buying in Dover, or a roof just finished there, those joints get a careful look.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Leave it or get it looked at?
Phone photos from the garden can’t show much. Our inspection looks as closely as can be done safely using a drone where applicable. In a family home in Dover, a small roof fault lets water into places you can’t see, such as the loft insulation, the top of a wall or the roof timbers. By the time it shows inside, the job has grown.
Every price we give includes VAT. New roof snagging starts from £150, including VAT. You’ll know the exact price before booking.

Common questions in Dover
Do you cover Dover?
Yes. Our area covers London and the South East, and Dover is part of that. You can ring 07833 053749 or drop us an email with the address and a few details, and we’ll talk through which survey suits.
Is my home in Dover listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
What insurance do you have?
We are covered by professional indemnity and public liability insurance.
Will you go up on the roof?
Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.
Do I need to be at home?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.
How long will you be on site?
Most house visits take about 1–2 hours, and longer for large or complex roofs.
What a survey costs
Not every roof costs the same to survey, for these reasons:
- Building height and the viewpoints available
- Extensions, dormers and garages with roofs of their own
- House, block, shop or office
- The roof’s overall size
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
What we need to know
There is no need for technical words. It’s enough to tell us:
- The reason for the survey, such as buying, a leak or storm damage
- Where the property is, with the postcode
- Dates you’re working to, like exchange
- How the loft is reached, if there is one
A quick phone call is normally the easiest start: call 07833 053749 or send us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.
DIY checks: what’s safe
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.
Landlord and commercial surveys in Dover
Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we will plan the survey around it.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
What happens on the day
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. In Dover, many roofs join a neighbour’s, so shared parts are looked at as far as they can be seen from your property. Tell us about any known leaks, past repairs or building work when you book, so time on site goes where it is needed.
- We agree what to focus on, such as a payment date or a warranty period ending.
- The roof is inspected from the ground, vantage points and the roof where safe.
- Each detail at ridges, verges, valleys and flashings is looked at.
- Debris and damage to other parts are recorded.
- You receive a report to share with your roofer.
Before the survey
- Dig out any old roof reports or invoices
- Check we can get to the back of the property
- Tell us about parking before the day
Book a survey
If you have photos of the roof, send them over. Take them safely from ground level or a window. To send them or to book, phone 07833 053749 or email us.
