DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
How new roof snagging works in Ramsgate
People book us after having a roof replaced or re-covered, and buyers of new-build homes sometimes want the roof checked. Whatever the roof, we inspect as far as it can safely be seen including from the loft and the roof where it’s safe. You then get a written report with photos to share with your roofer. We’re often asked to look into offcuts and broken tiles left behind and loose flashings at walls or chimneys, across loft conversions and dormers, new-build homes and ridges and verges.
In a town the size of Ramsgate, most homes are houses rather than flats, so the roof normally belongs to the property you’re buying or paying for, apart from details shared with the house next door on semis and terraces. That makes the roof’s condition a simple money question: better found before exchange or final payment than after. With photographs and written recommendations, you have clear points to take back to the seller or the roofer.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What happens on the day
Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about 1–2 hours for most homes, depending on how much new work there is to check. In Ramsgate, many roofs join a neighbour’s, so shared parts are looked at as far as they can be seen from your property. Tell us about any known leaks, past repairs or building work as you book, so time on site goes where it is needed.
- First, you tell us what the roofer did and any concerns you have.
- We look at the tiles or slates, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and the underlay at the eaves are looked at.
- Where it’s safe, we check the loft, then look for debris or damage left behind.
- We send a photo-illustrated written report of each snag.
Preparing for the visit
- Tell us about any leaks, stains or damp patches you know of
- Dig out any old roof reports or invoices
- For a flat or shared roof, check access with the freeholder or managing agent

Advice
What we look for on each type of roof
Flashings
Flashings close the gap where the roof meets walls and stacks. We check they’re dressed, fixed and pointed where they can be seen.
Clay and concrete tiles
Tiles that don’t sit flat can let rain in. We note any that look out of place.
Rented homes, blocks and businesses
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

What new roof snagging looks like in Ramsgate
Ramsgate is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, so exposed details get a close look whether you are buying or signing off new work. The wider area around Ramsgate has a long history of building, with Quex Park about 4.4 miles north-west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
Landlords with a home close to Ramsgate station may find that a written report helps before buying a rental or paying for a new roof on one. If your house is among the older ones in the streets near St. Luke's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Questions from Ramsgate
Do you carry out roof surveys in Ramsgate?
Yes. We work right across London and South East England, and Ramsgate is part of that. Just ring 07833 053749 or email us and tell us about the property, and we will talk through which survey suits.
How do I find out if my home in Ramsgate is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Can you survey a shared roof?
Yes, if whoever owns or manages the building agrees access. We check the parts we are given access to.
Do you look in the loft space?
If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.
How experienced are you?
More than 5,000 surveys over 20+ years.
Can you settle a dispute with my builder?
No. We report on what we see. A disagreement about the work is between you and them and our report gives you an independent record.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.
Leave it or get it looked at?
A minor snag left alone can turn into a leak. Loose details can let water through during the first winter. Spotting them early gives the roofer a chance to put them right. Once water reaches the loft insulation in a home in Ramsgate, it loses much of its value and is slow to dry. That’s an extra cost on top of the roof work itself.
A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. We confirm the price for the job before you book.
