Flat roof surveys for homes and businesses in Ramsgate

Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. If you are worried about standing water left after rain and outlets choked with leaves and silt, we can find out what’s behind it, whatever the roof.

In a town like Ramsgate, a good many shops, schools and business units have flat roofs. They’re easy to forget until water comes through a ceiling tile. A proper look at outlets, upstands and the membrane itself shows where it stands. If someone else manages the building, let us know so roof access can be arranged.

What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What we look for on each type of roof

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We look at how the covering is finished around each rooflight and upstand.

Single-ply membranes

Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a careful look.

How the survey works

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. A typical survey takes between one and two hours at a typical home, or half a day or so for a commercial building. For a visit in Ramsgate, we need access to the loft, any rooms with leaks or stains, and the outside of the building. Mention gates, side passages and anything at the back. Weekday and weekend visits are available.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. You get a written report with photos and our recommendations.

Preparing for the visit

  • Jot down any questions you want answered
  • Note where any stains or damp appear
  • Gather any invoices or paperwork from past roof work

Booking a survey

For landlords and managing agents

Landlords and agents in Ramsgate book surveys as well as homeowners. A written report with photographs gives you a clear record of the flat roof, useful for planning maintenance.

Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which can make access easier.

Flat and commercial roofs around Ramsgate

The coast is about 1 mile or less from Ramsgate, so there is more wind and more salt in the air than further inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. There are several hotels within about a mile and a half of Ramsgate, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use.

Hotels and guest houses near Ramsgate cannot easily close rooms for a leak. For landlords with property near Ramsgate station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What happens if roof problems are left?

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. In a family home in Ramsgate, a small roof fault lets water into places you can’t see, such as the loft insulation, the top of a wall or the roof timbers. By the time it shows inside, the job has grown.

Useful tips for Ramsgate property owners

There is plenty you can do without going near the roof. What helps most:

  • Keep clear of rooflights and fragile roof sheets
  • Look for standing water a day after rain
  • Ask whoever fits equipment on the roof to make good the covering
  • Have the roof looked at again after a severe storm

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

Ramsgate: your questions answered

Does a conservation area affect roof work in Ramsgate?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you look at commercial flat roofs near Ramsgate, such as hotels?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you will get a quote based on the building.

What happens next?

You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Will I get photos?

Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How much does a flat roof survey cost in Ramsgate?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Do you look in the roof space?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Signs you need a flat roof survey in Ramsgate

Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re often the first things to fail.

Most people get in touch when they’ve noticed one of these:

  • Standing water left after rain
  • Outlets that hold water back
  • Blistering in felt or asphalt
  • Upstands pulling away from walls

For an older house near a landmark like St. Luke's Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
